NEW HOME CONSTRUCTION INSPECTIONS DALLAS-FORT WORTH

At RedFish Inspections, we report our findings from a new construction home inspection directly to you, the buyer. This gives you confidence in the job your builder is doing and it equips you to ask for repairs on any work that doesn’t meet code or expectations. We offer three different new construction inspections.
1. PHASE CONSTRUCTION INSPECTION
This option includes three inspections over the course of the entire construction process:
POST-FOUNDATION FORMS INSPECTION
This occurs after foundation forms have been set but before concrete has been poured. We compare the foundation forms against the engineering diagrams to verify location of plumbing rough-ins for supply and sewer lines. Post-tension cables or correctly sized rebar must be installed according to engineering specifications. We’ll verify that your home is built upon a solid foundation.
PRE-DRY WALL INSPECTION
This inspection occurs after the electrical, plumbing, and HVAC rough-ins have been installed and after insulation has been installed, but before drywall has been installed.
We verify that wall sockets and light switches have been installed according to the engineer plans. We check that plumbing rough-ins for supply lines for bathroom and kitchen sinks and drains are located properly. Common builder mistakes include improper notching and boring studs on load-bearing walls, improper construction of windows and other exterior penetrations, and improper installation of water-resistant and air-resistant barriers. Once the sheet rock is up, it is very costly to make corrections.
FINAL INSPECTION
We conduct the final inspection after all construction is complete but before the final walk-through with the builder (to develop the punch list of repair items for the builder). We cover the same items as a standard home inspection; the difference is that you, the buyer, can accompany us and put blue tape on cosmetic items that would not be in the home inspection report but you want the builder to correct.
2. END OF CONSTRUCTION INSPECTION
This inspection is the same as the Final Inspection in the Phase Construction Inspection (see above). Be sure that your new home has been completed with excellence before you sign off on repairs.
3. Warranty Inspection
We perform a new-home warranty inspection four to six weeks before the builder’s warranty expires, which is usually at the one-year mark of the home. Don’t ignore this important time. It’s about this time that problems will start to pop up that the builder must fix on his dime — if the homeowner remembers to schedule an inspection, which most don’t. Here are just a few things we’ll check.
- Interior (nail pops, condition of appliances, ventilation, and trim)
- Exterior (grading because changes occur in the land over the course of the first year; watertight seal on windows and doors.)
- Structural (we’ll inspect for cracks due to settling and shifting)
