Josh did an excellent job with my home inspection. It wasn't just a rush job he took the time to go through the property to make sure everyting was functioning properly. He found several issues with the property that assisted me with getting several repair credits from the seller. He took the time to explain the details of the inspection report and also the repair recommendations. I would definitely recommend Josh again.

I had a great experience working with Josh as my home inspector. He was extremely thorough during the inspection and took the time to explain things clearly along the way.

What really stood out was his responsiveness, even after the inspection, he was willing to answer my follow-up questions over text and provide helpful guidance.

I highly recommend Josh if you’re looking for a knowledgeable and reliable home inspector.

Thankful for the referral for a new build. One would assume a new build was in the clear for inspection, but William was thorough with a pre-foundation report. We appreciate the feedback on what we would've not known. We trust our builder, but the additional eyes and communication is a reassuring experience.

Local knowledge

Built to Match the Diversity of the DFW Metroplex

The Dallas-Fort Worth Metroplex is one of the largest and most varied real estate markets in the country. Early-1900s neighborhoods in central Dallas, mid-century homes throughout the inner suburbs, fast-growing communities in Collin and Denton counties, luxury estates, and expansive rural acreage west of Fort Worth all create different inspection considerations.

A home built decades ago in an established Dallas or Fort Worth neighborhood can present very different questions than new construction in Frisco or a working ranch property in Parker County. Foundation type, roofing material, HVAC configuration, plumbing age and lot conditions all factor into what the inspection should focus on.

RedFish evaluates accessible property systems and components, documents observed conditions and explains significant findings in practical language. You receive an organized digital report you can discuss with your real estate professional, builder, contractor or other qualified specialist.

Why RedFish

Why Choose RedFish for a Home Inspection in Dallas-Fort Worth?

Buying, selling or maintaining property across a metro area this large requires an inspector who understands how conditions vary from one community to the next. RedFish helps replace guesswork with organized information you can act on.

Experience Across a Diverse Metroplex

RedFish inspectors are familiar with the wide range of properties found throughout DFW — early-1900s neighborhoods, mid-century homes, expanding suburbs, luxury estates, rural properties and high-volume new construction.

Reports Written for Real People

Observed conditions are explained with photographs and practical descriptions, along with recommendations for monitoring, maintenance, repair or specialist evaluation where appropriate.

Same-Day Digital Reports

Review your findings without unnecessary delay — helpful when you're working inside a tight option period or a fast-moving contract deadline.

General & Specialty Services

Thermal imaging, sewer scope, WDI, house elevation plotting, pool & spa, well, septic, irrigation, drone roof review and commercial inspections are available to match the property.

Services

Dallas-Fort Worth Home Inspection Services

Properties across the DFW Metroplex range from century-old homes in established Dallas and Fort Worth neighborhoods to newly built subdivisions, luxury estates, rural acreage and commercial buildings. The right inspection depends on the property's age, design, condition and intended use.

ServiceBest forTypical inspection focusRecommended timing
Buyer inspectionExisting homesAccessible property systemsDuring the option period
Seller inspectionPre-listing preparationVisible concerns before marketingBefore listing
New constructionNew homesWorkmanship & installed systemsDuring eligible phases
Warranty inspectionRecently completed homesVisible builder-warranty concernsBefore warranty expiration
Commercial inspectionBusiness/investment propertyAgreed building systemsBefore purchase or lease

Buyer & Seller Home Inspections

A buyer inspection provides an independent visual evaluation of the accessible systems and components a buyer needs to understand before closing.

A seller, or pre-listing, inspection helps an owner learn about visible property concerns before prospective buyers conduct their own inspections. It can help sellers gather repair estimates or complete selected maintenance, but it does not replace disclosure obligations or prevent a buyer from ordering another inspection.

New-Construction Inspection

New construction can still contain incomplete work, damaged materials or installation concerns. An independent inspection provides information separate from the builder's internal quality-control process.

  • Pre-drywall inspection
  • Final inspection before closing
  • Builder-warranty inspection

Commercial Property Inspection

Commercial inspection scope is customized before the appointment based on the building type, current use, size, applicable systems and client objectives.

Office buildings, retail centers, warehouses and multi-tenant properties each carry different considerations for roofing, HVAC, electrical capacity and life-safety systems.

Luxury Home Inspection

Larger properties may include multiple HVAC systems, extensive roofing, pools, guest houses, generators and other detached structures. The inspection scope can be expanded to match the property's size and included features.

Farm & Ranch Inspection

Rural properties around the Metroplex often include private utilities, septic systems, wells, barns, workshops and fencing that fall outside a typical suburban inspection scope. These components can be added when scheduling.

Specialty Inspections

Thermal imaging, sewer scope, WDI (wood-destroying insect) inspection, house elevation plotting, pool & spa and well or septic evaluation are available as add-on or standalone services depending on the property.

Commercial Property Types We Inspect

RedFish provides commercial property inspections throughout the DFW Metroplex, with the scope customized to the building type, use, size, systems and client objectives.

  • Office buildings
  • Retail centers
  • Warehouses
  • Medical offices
  • Restaurants
  • Multi-tenant buildings
  • Investment properties
  • Mixed-use developments

Scope

What Does a Home Inspection in Dallas-Fort Worth Include?

The precise inspection scope depends on the service agreement and property conditions. A typical home inspection may address the following accessible systems.

System or areaIncludedGeneral focus
Foundation & structureVisible & accessible components
RoofAccessible coverings & penetrations
HVACInstalled heating & cooling equipment
PlumbingVisible supply, drain & fixture components
ElectricalAccessible panels, devices & components
AtticAccessible framing, insulation & ventilation
ExteriorCladding, grading, drainage & openings

The inspection is a visual evaluation of accessible conditions at the time of service. Concealed, inaccessible and intermittent conditions may not be discovered.

Local conditions

Property Concerns Commonly Evaluated Across North Texas

The DFW Metroplex includes expansive clay soils, intense summer heat, severe weather and a wide range of home ages across many communities. That combination creates several inspection considerations.

Foundation & Floor-Elevation

Expansive clay soils across North Texas can contribute to cracking, uneven surfaces and sticking doors. A house elevation plot documents relative floor elevations, and a structural engineer may be recommended when appropriate.

Poor Grading & Water Management

Grading, roof drainage, downspouts and hard surfaces near the foundation are evaluated for visible drainage concerns. A separate drainage study may be recommended for more detailed evaluation.

Hail, Wind & Roof Damage

Intense sun, high winds and thunderstorms — including hail — can affect roof coverings, flashing and penetrations. Drone imagery may be used when appropriate, safe and permitted.

Underground Sewer Lines

Mature trees and older piping can contribute to recurring drainage symptoms. A sewer scope reveals accessible portions of the line that are not visible during a general inspection.

HVAC Workload

Long cooling seasons place a heavy workload on HVAC equipment. The inspection includes operation and temperature observations, with thermal imaging available as a supporting tool.

Older & Remodeled Homes

Older sewer lines, previous additions, updated electrical, foundation repairs and aging roofing are common considerations in established Metroplex neighborhoods.

How it works

Our Inspection Process

StepWhat happensYour result
1. ScheduleSelect services and provide property informationAn inspection matched to the property
2. InspectThe inspector evaluates accessible componentsIndependent field observations
3. ReviewDiscuss significant findings and questionsBetter understanding of the property
4. ReportReceive the organized digital reportUseful information for your next decision

Schedule the appropriate services

Provide the address, approximate size, age, property type and transaction deadline. Also identify pools, detached structures, commercial spaces, new construction phases or desired specialty services.

Attend when practical

Clients are encouraged to attend when access and circumstances permit. Being present allows the buyer or owner to see major systems and ask questions. The inspector still needs adequate space and concentration to complete the evaluation.

Review the full report

Do not rely only on the summary. Read the complete report, including limitations, photographs and recommendations. The report may recommend further evaluation by a structural engineer, electrician, plumber, HVAC contractor, roofer, pest professional or other qualified specialist.

Discuss decisions with the right professional

An inspector explains the property conditions observed. Your real estate professional or attorney should advise you about contract deadlines, negotiations and available options.

Answers

Frequently Asked Questions

How much does a home inspection cost in Dallas-Fort Worth?
Cost depends on the property's size, age, type, location, features and any selected specialty services. RedFish advertises home inspections starting at $299; request an exact quote for the property before scheduling.
How long does a DFW home inspection take?
Many inspections take several hours. Larger, older, occupied, rural or more complex homes typically take longer. Sewer scopes, pools, wells, septic systems, elevation plots and detached structures can also extend the appointment.
Should I attend the inspection?
Attending is generally helpful when property access and scheduling allow it. If you cannot attend, you will still receive a complete written report.
When will I receive the report?
RedFish advertises same-day digital reports. Exact timing can depend on the property's complexity, appointment timing and whether separate specialty reports are involved.
Do you inspect new-construction homes in DFW?
Yes. An inspection may be appropriate before drywall is installed, before closing, or near the end of the builder-warranty period.
Are foundation concerns common in DFW?
Foundation movement is an important consideration for many North Texas properties. A general home inspection identifies accessible indicators of movement, but it does not replace a structural engineering evaluation.
Is a house elevation plot the same as an engineering inspection?
No. A house elevation plot records relative floor-height measurements. It does not diagnose structural failure or determine whether repair is necessary.
Should I order a sewer-scope inspection?
A sewer scope can be useful for older homes, properties with mature trees nearby, recurring drain symptoms, or an unknown sewer-line history. It reveals accessible underground conditions that are not visible during a general inspection.
Is thermal imaging available in Dallas-Fort Worth?
Yes. Confirm whether thermal imaging is included in your selected package or priced separately. It displays surface-temperature patterns and does not see through walls.
Does a home inspection guarantee that nothing will break?
No. A home inspection documents visible and accessible conditions at a particular point in time. It cannot reveal every concealed defect or eliminate the normal risks of property ownership.
