Josh did an excellent job with my home inspection. It wasn't just a rush job he took the time to go through the property to make sure everyting was functioning properly. He found several issues with the property that assisted me with getting several repair credits from the seller. He took the time to explain the details of the inspection report and also the repair recommendations. I would definitely recommend Josh again.

I had a great experience working with Josh as my home inspector. He was extremely thorough during the inspection and took the time to explain things clearly along the way.

What really stood out was his responsiveness, even after the inspection, he was willing to answer my follow-up questions over text and provide helpful guidance.

I highly recommend Josh if you’re looking for a knowledgeable and reliable home inspector.

The link sent to me took me to Dallas RF reviews so just in case I am also posting here. Steve V. was the best. Incredibly kind specialist and patient and helped us understand not only the minor defects but how to take care of our home too. Office was very helpful as well. We feel we got what we paid for and more. Definitely will be going back. Thank you!

Magnolia Home Inspection goes above and beyond by walking my clients through the Inspection report, making the report easy to ready, being available to answer questions at any time and with some of the best on call receptionists in the world, especially EZRA, the energy from her is unparalleled! She is a true top professional and is always ready to help and assist my clients and I! I have so much high praise for this company as they are my number one favorite vendor to partner with! Keep up the great work!
Thankful for the referral for a new build. One would assume a new build was in the clear for inspection, but William was thorough with a pre-foundation report. We appreciate the feedback on what we would've not known. We trust our builder, but the additional eyes and communication is a reassuring experience.

Title: Outstanding Service from Magnolia Home Inspection Services!

Review:
My clients recently utilized Magnolia Home Inspection Services for a property inspection, and I must say, my clients and myself were thoroughly impressed! From start to finish, the service provided was exceptional. The inspector was late for the appointment time, but he was incredibly thorough in examining every nook and cranny of the property, and finished in a timely manner.

What truly set Magnolia Home Inspection Services apart was the detailed report we received just hours after the inspection was completed. Not only was it comprehensive, but it also included a plethora of pictures and videos, giving me a clear understanding of the areas that were inspected.

The attention to detail and dedication to providing a comprehensive inspection report truly exceeded our expectations. My clients feel confident moving forward with their property knowing that every aspect has been thoroughly examined.

I wholeheartedly recommend Magnolia Home Inspection Services to anyone in need of a reliable and thorough inspection. Their professionalism, attention to detail, and promptness in delivering results make them a top choice in the industry. Thank you for the outstanding service!

Many Ellis County properties include larger homesites, ranches, hobby farms and detached structures. Communities such as Maypearl, Italy, Palmer, Venus, Ferris and portions of Midlothian frequently feature horse barns, equipment buildings, detached garages, workshops, livestock fencing, private driveways and large acreage.

Depending on the inspection agreement, we evaluate accessible residential structures and document visible observations. Agricultural buildings, specialty equipment, private wells, septic systems and other specialty improvements may require separate inspections by qualified professionals.

Local conditions

Common Property Conditions in Ellis County

Ellis County includes a diverse mix of historic downtown neighborhoods, master-planned communities, luxury developments, rural acreage and agricultural properties. While every property is unique, several regional conditions are commonly evaluated during our inspections.

TREC-licensed home inspector serving Ellis County

Foundation Performance

Much of Ellis County is underlain by expansive clay soils that naturally expand during wet weather and contract during extended dry periods. We visually evaluate accessible areas for interior drywall cracks, uneven flooring, brick veneer separation, doors and windows that bind, visible foundation cracking where accessible, previous foundation repairs and site drainage concerns. If observations indicate additional evaluation may be appropriate, consultation with a qualified structural engineer may be recommended.

Roofing Systems

Homes throughout Ellis County experience hailstorms, high winds, heavy rainfall, extreme summer temperatures, severe thunderstorms and occasional winter ice events. Our inspectors visually evaluate accessible roofing materials, flashing, valleys, roof penetrations, chimneys where applicable, general visible wear and drainage patterns.

HVAC Systems

Reliable air conditioning and heating are essential throughout North Texas. Our inspections include a visual evaluation of accessible heating operation, cooling operation, thermostat function, airflow, condensate drainage and visible ductwork. Larger homes commonly contain multiple HVAC systems that are evaluated individually within the scope of the inspection.

Plumbing & Electrical Systems

Whether inspecting a historic Waxahachie Victorian or a newly built home in Midlothian, our inspections include a visual evaluation of accessible water supply piping, drain piping, plumbing fixtures, water heaters and visible leaks, plus the main electrical service, distribution panels, branch wiring, receptacles, GFCI/AFCI protection and visible grounding and bonding.

Drainage & Site Grading

Proper drainage is especially important on larger lots because standing water can contribute to soil movement around a home's foundation. Our inspectors visually evaluate accessible site grading, surface drainage, gutters, downspouts, drainage swales where visible and areas where water may collect near the foundation. Visible drainage observations are documented in the inspection report.

Rural Property Considerations

Many Ellis County homes include features not commonly found in suburban neighborhoods. Depending on the property, our inspection may include visible observations of detached garages, workshops, barns (when included in the inspection agreement), driveways and access roads, exterior grading, retaining walls where accessible, outdoor living spaces and swimming pools and spas. Private wells, septic systems, agricultural improvements and specialty structures often require inspections beyond the scope of a standard TREC home inspection unless specifically contracted.

Yes. We also provide inspection services throughout neighboring communities across the southern Dallas–Fort Worth Metroplex.
Do you inspect historic homes in Waxahachie and Ennis?
Yes. Waxahachie and Ennis are known for their historic homes, many of which feature unique architectural styles and older construction methods, including original framing, pier-and-beam foundations, older plumbing materials, legacy electrical systems, historic masonry and multiple renovations completed over many decades. Our inspections help buyers understand the visible condition of accessible systems while documenting maintenance considerations commonly associated with older homes.
Do you inspect new construction homes in Midlothian, Red Oak and Glenn Heights?
Absolutely. Ellis County continues to experience rapid residential growth, especially in Midlothian, Red Oak, Glenn Heights, Venus and expanding neighborhoods in Waxahachie. RedFish offers Pre-Drywall Inspections, Final Builder Inspections and One-Year Builder Warranty Inspections. Even newly constructed homes can have observable installation deficiencies — independent inspections help identify visible concerns before closing and before the builder warranty expires.
Do you inspect luxury homes and executive properties?
Yes. Communities including Midlothian, Oak Leaf, Ovilla and portions of Waxahachie feature luxury homes with larger floor plans and advanced building systems — often including multiple HVAC systems, premium roofing materials, swimming pools and spas, outdoor kitchens, smart-home technology, extensive irrigation systems, detached garages and workshops. Luxury homes benefit from comprehensive inspections because of their larger size and more sophisticated systems.
Do you inspect acreage homes and ranch properties?
Yes. Many Ellis County communities — including Maypearl, Italy, Palmer, Ferris, Venus and rural portions of Midlothian and Waxahachie — include larger homesites, ranches and agricultural properties. Our standard inspection focuses on the home's accessible systems and any additional structures included in the inspection agreement. Private wells, septic systems, barns, agricultural buildings and specialty improvements may require separate inspections by qualified professionals.
What is included in a home inspection?
Our inspections include a visual evaluation of accessible roofing, foundation, structural components, electrical systems, plumbing systems, heating and cooling systems, attics, insulation, interior rooms, exterior components and built-in appliances. Every inspection is completed in accordance with the Texas Real Estate Commission (TREC) Standards of Practice.
Can I attend my inspection?
Yes. We encourage buyers to attend the final portion of the inspection whenever possible. This provides an opportunity to review significant observations, ask questions and become more familiar with the home's systems and ongoing maintenance needs.
How long does a home inspection take?
Most residential inspections require 2 to 4 hours, depending on the home's size, age and complexity. Luxury homes, acreage properties, detached structures, ranches and commercial buildings may require additional inspection time.
When will I receive my inspection report?
Most reports are delivered the same day, whenever possible, and include high-resolution photographs, organized findings, clear explanations, maintenance observations and easy-to-read digital formatting.
Why are foundation inspections important in Ellis County?
Much of Ellis County is built on expansive clay soils that naturally expand after rainfall and contract during extended dry periods. During the inspection, we visually evaluate accessible areas for observations that may be consistent with foundation movement, including drywall cracking, uneven floors, brick veneer separation and doors or windows that do not operate as intended. If additional evaluation appears appropriate, we may recommend consultation with a qualified structural engineer.
