Choosing an inspector requires trust. Recent reviews give prospective clients a clearer picture of how RedFish inspectors communicate, explain findings and deliver reports.
I am very happy with Redfish. Inspector Johnathan was amazing. My wife and I are building our first home and we used Redfish for the inspection. They were extremely detailed and thorough. They used a drone to inspect the roof and a scope to inspect the sewage system. They took the time to explain and walk me through all of her findings. The report that was produced is easy to understand, has pictures and even videos. I couldn’t be happier with their services. Highly recommend.
I had a great experience with Redfish Inspections and would highly recommend them.
From the very beginning, Anne was extremely helpful when I called to ask about scheduling and the inspection process. She answered all of my questions, explained the different inspection packages clearly, and never once made me feel pressured to choose a specific option.
Stephen came out to perform the inspection and did an excellent job. He was very thorough and took the time to walk me through what he was seeing while he inspected the home. He explained things clearly and was very patient with the questions I had along the way.
The online inspection report was also very detailed and easy to follow, which made it simple to understand the findings and next steps.
Overall, it was a very professional and smooth experience from start to finish. I would absolutely use Redfish Inspections again and would confidently recommend them to anyone needing a home inspection.
Met with Daniele Thacker for an inspection on a home we’re closing on. I didn’t know much about home inspections or even what questions to ask, but Daniele walked me through everything answering any questions I had & advising me on this or that. Very knowledgeable and professional—highly recommend.
Michael Funches, thank for a detailed inspection. Very professional and know what he is doing. I would recommend him to anyone needing their property inspected.
Five stars for Inspector Robert! Our inspector, Robert Ramirez, was incredibly professional, kind, and knowledgable through the entire inspection process. As a first time home buyer, he helped me understand everything he was looking at and everything going in the report. I probably asked him more questions than he’s gotten in a while, and he answered every one! Would recommend Red Fish and ask for Robert!
They just finished doing a house inspection in a home that I am buying. Their communication is excellent, their inspection was excellent and they were very thorough and professional. I appreciate it. I highly recommend them.
Mr. Bill and Redfish Inspections were fabulous! Easy to contact, easy to work with, competent and honest. Mr. Bill was very thorough and was eager to share his findings with us. He found a few issues that easily make up for the cost of the inspection.
I highly recommend Redfish and Mr. Bill and hope to work with them again.
I am a new realtor and I Red Fish was the first inspections company I worked with on my 1st clients home inspection. I have used them three times already and already looking forward to a career long relationship. Bill has been my go to each time. He explains things extremely well and makes a business meeting feel like a walk with family. I truly appreciate Bill and Red Fish for always coming through with expertise and professionalism!!! I've got about two more lined up this month and Red Fish is already in my speed dial!! Thanks you guys!!
Jose was friendly, wonderful and very informative. My realtor and I booked Redfish due to my realtor having good experiences and they inspect new builds. We booked the Ultra package because we wanted to EVERYTHING. We wanted to see the foundation condition , sewer/sewer line, and lawn irrigation system. The service was fast and the detailed. Jose arrived at 1pm and we received the written report at 5pm ON THE SAME DAY! We will definitely be using Redfish for our 1 year inspection.
We used José Farinacci for our phase 1, phase 2, and closing inspection and could not be more happy! He was wonderful to work with and was very thorough with his inspection! We got a detailed report for each inspection and he truly went above and beyond to make sure our house was built safe and up to code! Couldn’t recommend him and redfish more!

I got the Delux package and was happy to hear they had educator discounts. My inspector was Jose and he did an awesome job. I walked through the inspection with him and he clearly explained things he was looking for and any new standards that are in place. I would highly recommend Redfish inspections and will likely use then in the future.
This company was great all around. Easy to schedule, quick to get it done, thorough, and would highly recommend. My inspector was William and he was at the house for 4+ hours making sure he didn’t miss anything. Very happy
The first time I used their services it was great. We had Gary Parr and Keith Jeanes, they were both kind and knowledgeable. They were thorough and we actually used them again recently. Farm & ranch property inspections

RedFish inspects barns, horse facilities, workshops, equipment buildings, detached garages and guest houses in addition to the primary residence, consistent with the TREC Standards of Practice.

What Does a Home Inspection in Katy & West Houston Include?
The precise inspection scope depends on the service agreement and property conditions. A typical home inspection may address the following accessible systems.
System or area
Typical observations
Why it matters
Foundation and structure
Visible cracking, movement and damaged components
Structural concerns can affect safety and repair planning
Roof and attic
Coverings, flashing, framing, insulation and ventilation
Roof or attic concerns may contribute to moisture damage
Electrical
Panels, outlets, fixtures and accessible wiring
Defects can affect safety and reliability
Plumbing
Supply piping, drains, fixtures and water heating
Leaks and aging components can cause costly damage
HVAC
Heating, cooling, drainage and visible ductwork
Local systems face long cooling seasons
Interior
Walls, ceilings, floors, doors and windows
Interior materials may reveal movement or moisture
Exterior
Cladding, trim, grading and drainage
Exterior systems help protect the building
Built-in appliances
Basic operation of included equipment
Appliance concerns can affect move-in planning
The inspection is a visual evaluation of accessible conditions at the time of service. Concealed, inaccessible and intermittent conditions may not be discovered.
Katy and West Houston include master-planned communities, established neighborhoods, rural acreage and a growing commercial corridor along Interstate 10, SH 99 (Grand Parkway) and the Westpark Tollway. That range of property types creates several inspection considerations.
Master-planned communities
Cinco Ranch, Elyson, Cane Island, Firethorne, Cross Creek Ranch, Jordan Ranch and Young Ranch include homes with advanced HVAC systems, smart-home technology, pools, outdoor kitchens and multiple electrical panels. These additional systems can expand the scope of a thorough inspection.
Foundation movement / expansive clay soils
Expansive clay soils across Harris, Fort Bend and Waller Counties can contribute to interior drywall cracking, brick veneer separation, uneven floors, sticking doors and windows, and visible foundation cracking. The inspector documents observed conditions, including evidence of previous repairs, and may recommend a structural engineer when warranted.
Drainage & floodplain awareness
Proximity to Buffalo Bayou, Barker Reservoir, Addicks Reservoir, and area creeks and drainage channels makes site grading and surface drainage important considerations. The inspection evaluates gutters, downspouts and visible evidence of water collecting around the home.
Acreage & ranch properties
Brookshire, Simonton and western Fulshear include many acreage and ranch properties. In addition to the primary residence, an inspection may address barns, workshops, horse facilities, detached garages and equipment buildings within the agreed scope.
Roofing systems
Inspectors evaluate accessible roof coverings for general wear, damaged shingles, flashing, roof penetrations, drainage and storm-related observations within the visible scope of the inspection.
HVAC systems
Heating and cooling systems are evaluated for basic operation, airflow, thermostat response, condensate drainage and visible ductwork. Long cooling seasons make HVAC performance an important consideration for Katy and West Houston homes.
Mature trees & established neighborhoods
Established neighborhoods such as Mission Bend, Bear Creek and older sections of Katy often include mature trees. Limbs contacting the roof, gutter debris, vegetation near siding, shade-related moisture retention and surface roots affecting drainage are common observations.
Sewer-line concerns
A standard inspection evaluates visible plumbing but does not show the interior of buried sewer piping. A sewer scope may be useful for older properties, homes near mature trees or properties with drainage symptoms. Camera access can be limited by the cleanout location, line configuration or existing blockage.
Warm temperatures, moisture and wood-based construction can support wood-destroying insect activity. A separate WDI inspection may identify visible evidence of active infestation, previous activity, damage or conducive conditions within the service scope.
Provide the address, approximate size, age, property type and transaction deadline. Also identify pools, detached structures, commercial spaces, new construction phases or desired specialty services.
Attend when practical
Clients are encouraged to attend when access and circumstances permit. Being present allows the buyer or owner to see major systems and ask questions. The inspector still needs adequate space and concentration to complete the evaluation.
Review the full report
Do not rely only on the summary. Read the complete report, including limitations, photographs and recommendations. The report may recommend further evaluation by a structural engineer, electrician, plumber, HVAC contractor, roofer, pest professional or other qualified specialist.
Discuss decisions with the right professional
An inspector explains the property conditions observed. Your real estate professional or attorney should advise you about contract deadlines, negotiations and available options.
