I am very happy with Redfish. Inspector Johnathan was amazing. My wife and I are building our first home and we used Redfish for the inspection. They were extremely detailed and thorough. They used a drone to inspect the roof and a scope to inspect the sewage system. They took the time to explain and walk me through all of her findings. The report that was produced is easy to understand, has pictures and even videos. I couldn’t be happier with their services. Highly recommend.

I had a great experience with Redfish Inspections and would highly recommend them.

From the very beginning, Anne was extremely helpful when I called to ask about scheduling and the inspection process. She answered all of my questions, explained the different inspection packages clearly, and never once made me feel pressured to choose a specific option.

Stephen came out to perform the inspection and did an excellent job. He was very thorough and took the time to walk me through what he was seeing while he inspected the home. He explained things clearly and was very patient with the questions I had along the way.

The online inspection report was also very detailed and easy to follow, which made it simple to understand the findings and next steps.

Overall, it was a very professional and smooth experience from start to finish. I would absolutely use Redfish Inspections again and would confidently recommend them to anyone needing a home inspection.

Five stars for Inspector Robert! Our inspector, Robert Ramirez, was incredibly professional, kind, and knowledgable through the entire inspection process. As a first time home buyer, he helped me understand everything he was looking at and everything going in the report. I probably asked him more questions than he’s gotten in a while, and he answered every one! Would recommend Red Fish and ask for Robert!

Mr. Bill and Redfish Inspections were fabulous! Easy to contact, easy to work with, competent and honest. Mr. Bill was very thorough and was eager to share his findings with us. He found a few issues that easily make up for the cost of the inspection.

I highly recommend Redfish and Mr. Bill and hope to work with them again.

Jose was friendly, wonderful and very informative. My realtor and I booked Redfish due to my realtor having good experiences and they inspect new builds. We booked the Ultra package because we wanted to EVERYTHING. We wanted to see the foundation condition , sewer/sewer line, and lawn irrigation system. The service was fast and the detailed. Jose arrived at 1pm and we received the written report at 5pm ON THE SAME DAY! We will definitely be using Redfish for our 1 year inspection.

Local knowledge

Local Knowledge Matters in Pinehurst

Pinehurst continues to grow as more buyers seek larger lots, quality schools and convenient access to the SH 249 corridor, Tomball and The Woodlands. Understanding the area's housing stock and environmental conditions helps us provide inspections tailored to local homes.

Acreage home in Pinehurst, Texas

The community offers a diverse housing market that includes established neighborhoods, custom homes, acreage properties and newer residential developments. Because home styles and construction dates vary widely, professional inspections are an important part of the buying and selling process.

Our inspectors provide thorough evaluations, clear explanations and practical reporting to help you make informed real estate decisions. You receive an organized digital report that can help you discuss the property with your real estate professional, builder, contractor or other qualified specialist.

Why RedFish

Why Pinehurst Homeowners Choose RedFish

Buying a home can feel like entering issue number one of a new comic series. The lot is generous, the pines are tall and then somebody notices a hairline crack tracing the brick veneer like a plot twist. RedFish helps replace guesswork with organized information.

TREC licensed, local experience

Our TREC-licensed professional inspectors know the construction styles and environmental conditions common to Pinehurst homes. Nearby service areas include Magnolia, Tomball, Stagecoach, Decker Prairie, Montgomery, Plantersville, The Woodlands, Dobbin, Hockley and Cypress.

Same-day digital reporting

A useful report should make findings easier to understand—not leave the client decoding mysterious symbols in the Batcave. RedFish promotes same-day digital reporting with photographs, organized findings and practical explanations.

Residential, commercial and ranch options

The inspection scope can be matched to the property. RedFish offers residential inspections, commercial inspections, farm and ranch inspections, new construction and builder warranty services, plus thermal imaging and other specialty options.

Clear, practical explanations

Whether you're buying your first home, upgrading to a larger property, investing in acreage or preparing to sell, technical language should be translated into ordinary language: what was observed, why it matters and whether repair, monitoring or specialist evaluation may be appropriate.

Services

Inspection Services in Pinehurst

RedFish Inspections provides comprehensive inspection services for homeowners, buyers, sellers and investors throughout Pinehurst. The right inspection depends on the property's age, design, condition and intended use.

Residential and buyer inspections

Comprehensive visual inspections of accessible roofing, structural, plumbing, electrical, HVAC, attic, insulation, interior and exterior systems.

A buyer inspection helps purchasers better understand the home's condition before completing their purchase. The exact scope is governed by the inspection agreement, property access and applicable standards.

The report can help buyers distinguish between routine maintenance, damaged components and conditions that may require prompt professional attention.

Seller pre-listing inspections

A pre-listing inspection helps homeowners identify observable conditions before placing their property on the market.

The seller may use the information to gather repair estimates, complete selected maintenance or prepare documentation. A seller inspection does not replace disclosure obligations or prevent a buyer from ordering another inspection.

New construction inspections

As Pinehurst continues to grow along the SH 249 corridor, new residential construction remains active. Even newly built homes can contain installation deficiencies or unfinished work, so RedFish provides independent inspections during construction, before closing and before the builder warranty expires.

A pre-drywall inspection provides an opportunity to observe certain framing, plumbing, electrical and mechanical components before wall coverings conceal them. A final inspection examines the substantially completed home. The inspector does not replace municipal inspections or the builder's quality-control process.

  • Foundation or pre-pour preparation
  • Pre-drywall inspections
  • Final builder inspections
  • 11-month builder warranty inspections

Builder warranty inspections

Performed before the one-year builder warranty period ends, a warranty inspection identifies observed conditions for discussion with the builder while coverage may remain available.

The inspection may document concerns involving doors, cracks, drainage, HVAC performance, plumbing fixtures, appliances and other accessible components after the home has experienced ordinary use, temperature changes and heavy rainfall.

RedFish does not determine whether a builder must complete a repair. Coverage decisions are controlled by the owner's warranty documents and builder policies.

Farm, ranch and commercial property inspections

Farm and ranch inspections are designed for acreage homes, equestrian properties, ranches and homes with detached improvements, and RedFish also inspects commercial buildings, offices, warehouses, retail properties and investment real estate. These inspections can include detached structures, wells, septic systems and other improvements based on the agreed scope of work, so the scope should be customized before the appointment.

  • Barns and equestrian facilities
  • Workshops and equipment sheds
  • Detached garages
  • Guest houses
  • Private wells
  • Septic systems
  • Acreage, drives and site drainage
  • Tenant and retail spaces

Local conditions

Common Property Concerns in Pinehurst

Pinehurst features a mix of established neighborhoods, custom homes, acreage properties and newer residential developments. Because homes vary in age, construction style and lot size, every inspection is unique. While each property has its own characteristics, our inspectors commonly evaluate the following conditions.

Same-day digital home inspection report from RedFish Inspections pinehurst

Foundation movement

Pinehurst is built on expansive clay soils that expand during wet weather and contract during dry periods. Inspectors evaluate accessible structural components for drywall cracks, brick veneer separation, uneven floors, sticking doors and windows, separation around trim and visible foundation cracking. When observations suggest additional evaluation, we recommend a qualified structural engineer.

Roofing systems and storm exposure

Pinehurst experiences prolonged summer heat, heavy rainfall, hail and strong thunderstorms throughout the year. Inspectors visually evaluate accessible roofing materials for missing or damaged shingles, flashing deficiencies, roof penetrations, drainage concerns, general wear and visible storm-related damage.

Drainage and moisture management

Proper drainage is especially important in Southeast Texas to help direct water away from the home's foundation. Inspectors observe site grading, standing water, gutter performance, downspout discharge, surface drainage and moisture concerns around the foundation.

HVAC systems

Heating and cooling systems in Pinehurst operate for much of the year because of the region's warm, humid climate. The inspection includes accessible air conditioning equipment, heating systems, air handlers, condensate drainage, thermostat operation and visible ductwork. Routine maintenance helps improve efficiency and extend equipment life.

Plumbing systems

Homes throughout Pinehurst range from established residences to newer construction, resulting in a variety of plumbing materials and system configurations. Inspectors evaluate accessible water supply piping, drain and waste piping, water heaters, plumbing fixtures, functional drainage and visible leaks.

Mature trees and drainage

Many Pinehurst neighborhoods feature mature trees and landscaped lots. Inspectors evaluate visible conditions related to roof debris accumulation, gutter performance, surface drainage, moisture around the foundation and tree limbs near roof coverings. Managing drainage and vegetation can help protect long-term performance.

Wells and septic systems

Many Pinehurst homes on larger lots rely on private wells and onsite wastewater treatment systems. When requested, RedFish offers optional inspections of accessible well equipment and septic systems to provide buyers with additional information about these important property components.

Acreage and rural properties

While Pinehurst continues to grow, many homes remain on larger lots or acreage. These properties may include detached garages, workshops, barns, equipment sheds, private wells and septic systems. Depending on the services selected, many of these additional structures can be included within the inspection scope.

Our Inspection Process

1. ScheduleSelect services and provide property informationAn inspection matched to the property
2. InspectThe inspector evaluates accessible componentsIndependent field observations
3. ReviewDiscuss significant findings and questionsBetter understanding of the property
4. ReportReceive the organized digital reportUseful information for your next decision

Schedule the appropriate services

Provide the address, approximate size, age, lot size, property type and transaction deadline. Also identify detached garages, workshops, barns, equipment sheds, private wells, septic systems, commercial spaces or new construction phases.

Attend when practical

Buyers are encouraged to attend the final walkthrough so we can review significant observations and answer questions about the home's systems and maintenance. The inspector still needs adequate space and concentration to complete the evaluation.

Review the full report

Do not rely only on the summary. Read the complete report, including limitations, photographs and recommendations. The report may recommend further evaluation by a structural engineer, electrician, plumber, HVAC contractor, roofer, well or septic professional, pest professional or other qualified specialist.

Discuss decisions with the right professional

An inspector explains the property conditions observed. Your real estate professional or attorney should advise you about contract deadlines, negotiations and available options.
