Choosing an inspector requires trust. Recent reviews give prospective clients a clearer picture of how RedFish inspectors communicate, explain findings and deliver reports.
I am very happy with Redfish. Inspector Johnathan was amazing. My wife and I are building our first home and we used Redfish for the inspection. They were extremely detailed and thorough. They used a drone to inspect the roof and a scope to inspect the sewage system. They took the time to explain and walk me through all of her findings. The report that was produced is easy to understand, has pictures and even videos. I couldn’t be happier with their services. Highly recommend.
I had a great experience with Redfish Inspections and would highly recommend them.
From the very beginning, Anne was extremely helpful when I called to ask about scheduling and the inspection process. She answered all of my questions, explained the different inspection packages clearly, and never once made me feel pressured to choose a specific option.
Stephen came out to perform the inspection and did an excellent job. He was very thorough and took the time to walk me through what he was seeing while he inspected the home. He explained things clearly and was very patient with the questions I had along the way.
The online inspection report was also very detailed and easy to follow, which made it simple to understand the findings and next steps.
Overall, it was a very professional and smooth experience from start to finish. I would absolutely use Redfish Inspections again and would confidently recommend them to anyone needing a home inspection.
Met with Daniele Thacker for an inspection on a home we’re closing on. I didn’t know much about home inspections or even what questions to ask, but Daniele walked me through everything answering any questions I had & advising me on this or that. Very knowledgeable and professional—highly recommend.
Michael Funches, thank for a detailed inspection. Very professional and know what he is doing. I would recommend him to anyone needing their property inspected.
Five stars for Inspector Robert! Our inspector, Robert Ramirez, was incredibly professional, kind, and knowledgable through the entire inspection process. As a first time home buyer, he helped me understand everything he was looking at and everything going in the report. I probably asked him more questions than he’s gotten in a while, and he answered every one! Would recommend Red Fish and ask for Robert!
They just finished doing a house inspection in a home that I am buying. Their communication is excellent, their inspection was excellent and they were very thorough and professional. I appreciate it. I highly recommend them.
Mr. Bill and Redfish Inspections were fabulous! Easy to contact, easy to work with, competent and honest. Mr. Bill was very thorough and was eager to share his findings with us. He found a few issues that easily make up for the cost of the inspection.
I highly recommend Redfish and Mr. Bill and hope to work with them again.
I am a new realtor and I Red Fish was the first inspections company I worked with on my 1st clients home inspection. I have used them three times already and already looking forward to a career long relationship. Bill has been my go to each time. He explains things extremely well and makes a business meeting feel like a walk with family. I truly appreciate Bill and Red Fish for always coming through with expertise and professionalism!!! I've got about two more lined up this month and Red Fish is already in my speed dial!! Thanks you guys!!
Jose was friendly, wonderful and very informative. My realtor and I booked Redfish due to my realtor having good experiences and they inspect new builds. We booked the Ultra package because we wanted to EVERYTHING. We wanted to see the foundation condition , sewer/sewer line, and lawn irrigation system. The service was fast and the detailed. Jose arrived at 1pm and we received the written report at 5pm ON THE SAME DAY! We will definitely be using Redfish for our 1 year inspection.
We used José Farinacci for our phase 1, phase 2, and closing inspection and could not be more happy! He was wonderful to work with and was very thorough with his inspection! We got a detailed report for each inspection and he truly went above and beyond to make sure our house was built safe and up to code! Couldn’t recommend him and redfish more!

I got the Delux package and was happy to hear they had educator discounts. My inspector was Jose and he did an awesome job. I walked through the inspection with him and he clearly explained things he was looking for and any new standards that are in place. I would highly recommend Redfish inspections and will likely use then in the future.
This company was great all around. Easy to schedule, quick to get it done, thorough, and would highly recommend. My inspector was William and he was at the house for 4+ hours making sure he didn’t miss anything. Very happy
The first time I used their services it was great. We had Gary Parr and Keith Jeanes, they were both kind and knowledgeable. They were thorough and we actually used them again recently. It was Gary this time but the service was again great! I definitely recommend their services and will most likely use them again in the future. Great work and great people

Stagecoach offers a unique combination of country living and convenient access to the Greater Houston area. Many residents choose it for larger lots, custom-built homes, equestrian-friendly properties and a peaceful setting while remaining close to SH 249, Magnolia, Tomball and The Woodlands.
Because properties in Stagecoach often include detached structures, workshops, barns, private wells, septic systems and other rural features, a detailed home inspection provides valuable insight into the condition of both the home and its supporting systems.
Our inspectors understand the characteristics commonly found in Stagecoach properties and provide thorough, easy-to-understand reports that help buyers, sellers and property owners make informed decisions. You receive an organized digital report you can discuss with your real estate professional, builder, contractor or other qualified specialist.
Buying a country property can feel like entering issue number one of a new comic series. The oaks are enormous, the workshop looks solid and then somebody notices the well pressure tank cycling like a caffeinated sidekick. RedFish helps replace guesswork with organized information.
TREC licensed, acreage-property experience
Our TREC-licensed professional inspectors understand the construction styles and environmental conditions common to western Montgomery County. Nearby service areas include Pinehurst, Magnolia, Tomball, Decker Prairie, Plantersville, Hockley, Montgomery, Dobbin and Cypress.
A useful report should make findings easier to understand—not leave the client decoding mysterious symbols in the Batcave. RedFish promotes same-day digital reporting with photographs, organized findings and practical explanations.
Residential, ranch and commercial options
The inspection scope can be matched to the property. RedFish offers residential inspections, farm and ranch inspections, commercial inspections for offices, warehouses and agricultural facilities, new construction and builder warranty services, plus thermal imaging and other specialty options.
Whether you're purchasing a custom home, relocating to an acreage property, investing in rural real estate or preparing to sell, technical language should be translated into ordinary language: what was observed, why it matters and whether repair, monitoring or specialist evaluation may be appropriate.
RedFish Inspections provides comprehensive inspection services for homeowners, buyers, sellers, investors and rural property owners throughout Stagecoach. The right inspection depends on the property's age, design, condition and intended use.

Residential and buyer inspections
Comprehensive visual inspections of accessible roofing, structural, plumbing, electrical, HVAC, attic, insulation, interior and exterior systems.
A buyer inspection helps purchasers understand the home's condition before closing. The exact scope is governed by the inspection agreement, property access and applicable standards.
The report can help buyers distinguish between routine maintenance, damaged components and conditions that may require prompt professional attention.
Seller pre-listing inspections
A pre-listing inspection helps sellers identify observable conditions before listing their property.
The seller may use the information to gather repair estimates, complete selected maintenance or prepare documentation. A seller inspection does not replace disclosure obligations or prevent a buyer from ordering another inspection.
New construction inspections
While Stagecoach maintains its rural character, nearby development along the SH 249 corridor continues to increase residential demand. New custom homes and infill construction make independent inspections valuable during every phase of the building process.
A pre-drywall inspection provides an opportunity to observe certain framing, plumbing, electrical and mechanical components before wall coverings conceal them. A final inspection examines the substantially completed home. The inspector does not replace municipal inspections or the builder's quality-control process.

Warranty inspection before coverage expires
Builder warranty inspections
Conducted before the one-year builder warranty expires, a warranty inspection identifies observable conditions for discussion with the builder while coverage may remain available.
The inspection may document concerns involving doors, cracks, drainage, HVAC performance, plumbing fixtures, appliances and other accessible components after the home has experienced ordinary use, temperature changes and heavy rainfall.
RedFish does not determine whether a builder must complete a repair. Coverage decisions are controlled by the owner's warranty documents and builder policies.
Farm, ranch and commercial property inspections
Farm and ranch inspections are designed for acreage homes, equestrian properties and residences with detached improvements, and RedFish also inspects commercial buildings, offices, warehouses, agricultural facilities and investment properties. Depending on the agreed inspection scope, many additional structures can be evaluated, so the scope should be customized before the appointment.

Acreage improvements complete the property picture
The inspection is a visual evaluation of accessible conditions at the time of service. Well, septic and other specialty services are optional add-ons. Concealed, inaccessible and intermittent conditions may not be discovered.
Stagecoach is known for its custom homes, acreage properties, equestrian estates and mature wooded lots. Because homes vary significantly in age, construction style and property features, every inspection is unique. While each property has its own characteristics, our inspectors commonly evaluate the following conditions.
Foundation movement
Stagecoach sits on expansive clay soils that naturally expand during wet weather and contract during dry periods. Inspectors evaluate accessible structural components for drywall cracks, brick veneer separation, uneven floors, sticking doors and windows, separation around trim and visible foundation cracking. When appropriate, we recommend a qualified structural engineer.
Roofing systems and mature trees
Large oak and pine trees are one of Stagecoach's defining features. While they provide beauty and shade, they can also contribute to roofing maintenance. Inspectors evaluate accessible roofing materials for missing or damaged shingles, flashing deficiencies, roof penetrations, tree limb contact, gutter debris accumulation and visible storm-related damage.
Drainage and site grading
Many Stagecoach properties feature larger lots with varying elevations, making proper drainage especially important. Inspectors observe visible conditions including site grading, surface drainage, standing water, gutter performance, downspout discharge and moisture around the foundation.
HVAC systems
Heating and cooling systems in Stagecoach work hard throughout Southeast Texas' long cooling season. The inspection includes accessible air conditioning equipment, heating systems, air handlers, condensate drainage, thermostat operation and visible ductwork. Larger custom homes may include multiple HVAC systems evaluated within the agreed scope.
Plumbing systems
Because Stagecoach homes range from established residences to newer custom construction, plumbing materials and layouts can vary considerably. Inspectors evaluate accessible water supply piping, drain and waste piping, water heaters, plumbing fixtures, functional drainage and visible leaks.
Detached buildings and outdoor improvements
Many Stagecoach properties include additional structures beyond the primary residence. Depending on the agreed scope, we may evaluate accessible detached garages, workshops, barns, horse facilities, storage buildings, covered RV parking and outdoor kitchens — helping buyers evaluate the entire property.
Private well systems
Many Stagecoach homes are located outside municipal utility service areas. When requested, optional inspections may include accessible private well equipment and pressure systems, providing buyers with additional information about these important property components.
Many homes rely on onsite wastewater treatment rather than municipal sewer service. Optional inspections may include accessible septic systems and aerobic treatment systems, offering valuable information for buyers purchasing rural or acreage properties.
Provide the address, approximate size, age, acreage, property type and transaction deadline. Also identify barns, workshops, detached garages, horse facilities, storage buildings, private wells, septic systems, commercial spaces or new construction phases.
Attend when practical
Buyers are encouraged to attend the final walkthrough so we can discuss significant observations and answer questions about the home's systems and maintenance. The inspector still needs adequate space and concentration to complete the evaluation.
Review the full report
Do not rely only on the summary. Read the complete report, including limitations, photographs and recommendations. The report may recommend further evaluation by a structural engineer, electrician, plumber, HVAC contractor, roofer, well or septic professional, pest professional or other qualified specialist.
Discuss decisions with the right professional
An inspector explains the property conditions observed. Your real estate professional or attorney should advise you about contract deadlines, negotiations and available options.

Should I inspect a newly built custom home?

How long does a home inspection take?

When will I receive my inspection report?
In most cases, your digital inspection report is delivered the same day and includes photographs, organized findings and practical explanations.
Can I attend the inspection?
Yes. Buyers are encouraged to attend the final walkthrough so we can discuss significant observations and answer questions about the home's systems and maintenance.
What are common issues found in Stagecoach homes?
Common observations may include foundation movement, roof wear, drainage concerns, HVAC maintenance needs, deferred maintenance and issues related to private well or septic systems where applicable. Every property is unique, and findings vary based on its age, condition and maintenance history.
Can the inspector determine whether the foundation has failed?
A home inspector documents visible conditions and may recommend further evaluation. A formal structural assessment may require a qualified structural engineer. Cracks and sticking doors do not automatically prove structural failure.
