Choosing an inspector requires trust. Recent reviews give prospective clients a clearer picture of how RedFish inspectors communicate, explain findings and deliver reports.
I am very happy with Redfish. Inspector Johnathan was amazing. My wife and I are building our first home and we used Redfish for the inspection. They were extremely detailed and thorough. They used a drone to inspect the roof and a scope to inspect the sewage system. They took the time to explain and walk me through all of her findings. The report that was produced is easy to understand, has pictures and even videos. I couldn’t be happier with their services. Highly recommend.
I had a great experience with Redfish Inspections and would highly recommend them.
From the very beginning, Anne was extremely helpful when I called to ask about scheduling and the inspection process. She answered all of my questions, explained the different inspection packages clearly, and never once made me feel pressured to choose a specific option.
Stephen came out to perform the inspection and did an excellent job. He was very thorough and took the time to walk me through what he was seeing while he inspected the home. He explained things clearly and was very patient with the questions I had along the way.
The online inspection report was also very detailed and easy to follow, which made it simple to understand the findings and next steps.
Overall, it was a very professional and smooth experience from start to finish. I would absolutely use Redfish Inspections again and would confidently recommend them to anyone needing a home inspection.
Met with Daniele Thacker for an inspection on a home we’re closing on. I didn’t know much about home inspections or even what questions to ask, but Daniele walked me through everything answering any questions I had & advising me on this or that. Very knowledgeable and professional—highly recommend.
Michael Funches, thank for a detailed inspection. Very professional and know what he is doing. I would recommend him to anyone needing their property inspected.
Five stars for Inspector Robert! Our inspector, Robert Ramirez, was incredibly professional, kind, and knowledgable through the entire inspection process. As a first time home buyer, he helped me understand everything he was looking at and everything going in the report. I probably asked him more questions than he’s gotten in a while, and he answered every one! Would recommend Red Fish and ask for Robert!
They just finished doing a house inspection in a home that I am buying. Their communication is excellent, their inspection was excellent and they were very thorough and professional. I appreciate it. I highly recommend them.
Mr. Bill and Redfish Inspections were fabulous! Easy to contact, easy to work with, competent and honest. Mr. Bill was very thorough and was eager to share his findings with us. He found a few issues that easily make up for the cost of the inspection.
I highly recommend Redfish and Mr. Bill and hope to work with them again.
I am a new realtor and I Red Fish was the first inspections company I worked with on my 1st clients home inspection. I have used them three times already and already looking forward to a career long relationship. Bill has been my go to each time. He explains things extremely well and makes a business meeting feel like a walk with family. I truly appreciate Bill and Red Fish for always coming through with expertise and professionalism!!! I've got about two more lined up this month and Red Fish is already in my speed dial!! Thanks you guys!!
Jose was friendly, wonderful and very informative. My realtor and I booked Redfish due to my realtor having good experiences and they inspect new builds. We booked the Ultra package because we wanted to EVERYTHING. We wanted to see the foundation condition , sewer/sewer line, and lawn irrigation system. The service was fast and the detailed. Jose arrived at 1pm and we received the written report at 5pm ON THE SAME DAY! We will definitely be using Redfish for our 1 year inspection.
We used José Farinacci for our phase 1, phase 2, and closing inspection and could not be more happy! He was wonderful to work with and was very thorough with his inspection! We got a detailed report for each inspection and he truly went above and beyond to make sure our house was built safe and up to code! Couldn’t recommend him and redfish more!
I had a fantastic experience working with Jose. He was extremely thorough, knowledgeable, and professional throughout the entire inspection process. He explained everything clearly, answered all my questions, and provided a detailed report promptly. I truly appreciated his honesty and attention to detail, which gave me great confidence moving forward with my home purchase. I would absolutely recommend him to anyone needing a reliable and experienced home inspector!
I got the Delux package and was happy to hear they had educator discounts. My inspector was Jose and he did an awesome job. I walked through the inspection with him and he clearly explained things he was looking for and any new standards that are in place. I would highly recommend Redfish inspections and will likely use then in the future.
This company was great all around. Easy to schedule, quick to get it done, thorough, and would highly recommend. My inspector was William and he was at the house for 4+ hours making sure he didn’t miss anything. Very happy
The first time I used their services it was great. We had Gary Parr and Keith Jeanes, they were both kind and knowledgeable. They were thorough and we actually used them again recently. It was Gary this time but the service was again great! I definitely recommend their services and will most likely use them again in the future. Great work and great people

Luxury Home Inspections
The Memorial Villages include many architect-designed custom estates featuring sophisticated systems and premium finishes throughout.
These homes often include multiple HVAC systems, smart-home automation, whole-home generators, elevator systems, outdoor kitchens, resort-style pools and spas, detached guest houses, large electrical services, climate-controlled wine rooms and high-end built-in appliances — components that benefit from an inspector experienced with high-end residential construction.
Multiple HVAC systems and zoned climate control
Smart-home automation and integrated technology
Whole-home generators and large electrical services
Elevators, wine rooms and detached guest houses
New Construction Inspections
Many older homes throughout the Memorial Villages have been replaced with newly built custom residences. A newly completed home can still contain incomplete work, damaged materials or installation concerns.
A pre-drywall inspection provides an opportunity to observe certain framing, plumbing, electrical and mechanical components before wall coverings conceal them. A final inspection examines the substantially completed home. The inspector does not replace municipal inspections or the builder's quality-control process.
Pre-drywall inspection
Final builder inspection before closing
One-year builder warranty inspection
Established Estate Home Inspections
Many homes throughout Bunker Hill Village, Hunters Creek Village and Piney Point Village have been extensively renovated over several decades.
These properties may include electrical upgrades, plumbing improvements, roofing replacements, HVAC replacements, structural modifications where visible, window and door replacements, and insulation improvements. A professional inspection helps buyers understand the visible condition of accessible systems and recognize where older and newer construction have been integrated.
Investment Property Inspections
Executive rental and luxury investment properties throughout the Memorial Villages benefit from an independent evaluation of visible condition.
The report can help investors understand accessible systems and components, supporting future maintenance planning and budgeting decisions for the property.
Commercial Property Inspections
The area surrounding the Memorial Villages includes office buildings, medical offices, retail centers, professional suites and mixed-use properties. Commercial properties may contain larger roofs, multiple HVAC units, complex electrical systems, parking areas and tenant improvements. Commercial inspection scopes should be customized before the appointment.
Optional add-on services are available for qualifying properties, including thermal imaging, pool and spa inspections, and sewer scope inspections. Confirm availability when scheduling.
What Does a Memorial Villages Home Inspection Include?
The precise inspection scope depends on the service agreement and property conditions. A typical home inspection may address the following accessible systems.
System or area
Typical observations
Why it matters
Foundation and structure
Visible cracking, movement and damaged components
Structural concerns can affect safety and repair planning
Roof and attic
Coverings, flashing, framing, insulation and ventilation across complex rooflines
Roof or attic concerns may contribute to moisture damage
Electrical
Panels, outlets, fixtures, generators and accessible wiring
Defects can affect safety and reliability, especially with large electrical services
Plumbing
Supply piping, drains, fixtures and water heating
Leaks and aging components can cause costly damage
HVAC
Heating, cooling, drainage and visible ductwork across single or multiple zoned systems
Luxury properties often include multiple HVAC systems serving different areas
Interior
Walls, ceilings, floors, doors and windows
Interior materials may reveal movement or moisture
Exterior
Cladding, trim, grading and drainage
Exterior systems help protect the building
Built-in appliances
Basic operation of included equipment
Appliance concerns can affect move-in planning
The inspection is a visual evaluation of accessible conditions at the time of service. Concealed, inaccessible and intermittent conditions may not be discovered.
The Memorial Villages — Bunker Hill Village, Hedwig Village, Hilshire Village, Hunters Creek Village, Piney Point Village and Spring Valley Village — include luxury estates, custom-built residences and established homes on mature, tree-lined lots. That setting creates several inspection considerations.
Luxury & Custom Homes
Multiple HVAC systems, whole-home generators, high-capacity electrical, smart-home automation, elevator systems, wine rooms, outdoor kitchens, resort-style pools and detached guest houses can all affect the inspection scope.
Older Estates & Renovated Homes
Additions and remodel transitions, updated electrical, plumbing upgrades, roofing replacements, HVAC modernization and structural modifications where visible are common in longstanding Memorial Villages estates.
Foundation Performance
Expansive clay soils can contribute to interior drywall cracking, brick veneer separation, uneven floors, sticking doors and windows, and visible foundation cracking or evidence of previous repairs. A structural engineer may be recommended if warranted.
Roofing Systems
Complex rooflines with multiple slopes, dormers, chimneys, skylights and specialty materials require attention to flashing, valleys, roof penetrations, drainage, chimney flashing and general visible wear.
HVAC Systems
Larger homes often have multiple systems serving different areas. Evaluation may include heating and cooling operation, thermostat function, airflow, condensate drainage and visible ductwork.
Mature Trees & Landscaping
Large landscaped lots throughout the Memorial Villages may show limbs contacting roofing, vegetation against siding, surface drainage concerns, moisture retention in shaded areas and roots influencing drainage.
Pools, Outdoor Living & Site Features
Pools, spas, outdoor kitchens, covered patios, decks, fencing and site drainage around outdoor living areas can be evaluated when in scope — common amenities throughout the Memorial Villages.
Sewer-line concerns
A standard inspection evaluates visible plumbing but does not show the interior of buried sewer piping. A sewer scope may be useful for older properties, homes near mature trees or properties with drainage symptoms. Camera access can be limited by the cleanout location, line configuration or existing blockage.
Warm temperatures, moisture and wood-based construction can support wood-destroying insect activity. A separate WDI inspection may identify visible evidence of active infestation, previous activity, damage or conducive conditions within the service scope.
Provide the address, approximate size, age, property type and transaction deadline. Also identify pools, guest houses, detached structures, commercial spaces, new construction phases or desired specialty services.
Attend when practical
Clients are encouraged to attend when access and circumstances permit. Being present allows the buyer or owner to see major systems and ask questions. The inspector still needs adequate space and concentration to complete the evaluation.
Review the full report
Do not rely only on the summary. Read the complete report, including limitations, photographs and recommendations. The report may recommend further evaluation by a structural engineer, electrician, plumber, HVAC contractor, roofer, pest professional or other qualified specialist.
Discuss decisions with the right professional
An inspector explains the property conditions observed. Your real estate professional or attorney should advise you about contract deadlines, negotiations and available options.
The Memorial Villages consist of six individual municipalities, each with its own distinct character: Bunker Hill Village is known for luxury estates and custom homes, Hedwig Village offers executive homes in a central location, Hilshire Village features established custom residences, Hunters Creek Village includes large estate homes, Piney Point Village is home to some of the area's most prestigious luxury properties, and Spring Valley Village blends new construction with established neighborhoods.
Do you provide home inspections throughout the Memorial Villages?
Yes. RedFish Inspections proudly serves all six Memorial Villages: Bunker Hill Village, Hedwig Village, Hilshire Village, Hunters Creek Village, Piney Point Village, and Spring Valley Village. We also serve nearby Memorial, Memorial City, Spring Branch, the Energy Corridor, and surrounding West Houston communities.
Do you inspect luxury and custom homes?
Absolutely. The Memorial Villages are known for luxury estates, architect-designed homes, and custom residences. We regularly inspect homes featuring multiple HVAC systems, whole-home generators, smart-home automation, elevator systems, outdoor kitchens, resort-style pools and spas, guest houses, wine rooms, home theaters, and premium roofing systems.
Do you perform inspections for newly built luxury homes?
Yes. Many older homes throughout the Memorial Villages have been replaced with newly constructed custom homes. We offer pre-drywall, final builder, and one-year builder warranty inspections. Independent inspections help identify observable installation deficiencies before closing and before the builder warranty period expires.
Do older luxury homes require inspections?
Yes. Many homes throughout Hunters Creek Village, Piney Point Village, and Bunker Hill Village have been expanded or renovated over several decades. A professional inspection helps buyers understand the visible condition of accessible systems and recognize where older and newer construction have been integrated.
Are pools and outdoor living areas inspected?
Yes. Optional inspections may include visible observations of swimming pools, spas, outdoor kitchens, covered patios, decks, fencing, and outdoor structures. These amenities are common throughout the Memorial Villages and can be included when requested.
What is included in a home inspection?
Our inspections include a visual evaluation of accessible roofing, foundation, structural systems, electrical systems, plumbing systems, HVAC systems, attics, insulation, interior rooms, exterior components, and built-in appliances. Every inspection follows the TREC Standards of Practice.
Can I attend my inspection?
Yes. We encourage buyers to attend the final portion of the inspection whenever possible to review significant observations, ask questions, and better understand the home's major systems and maintenance considerations.
How long does a luxury home inspection take?
Inspection times vary depending on the home's size, age, complexity, number of HVAC systems, additional structures, and optional inspection services. Many luxury home inspections require additional time because of the property's size and amenities.
When will I receive my inspection report?
Most inspection reports are delivered the same day and include high-quality photographs, organized findings, clear explanations, maintenance observations, and easy-to-read formatting.
