I am very happy with Redfish. Inspector Johnathan was amazing. My wife and I are building our first home and we used Redfish for the inspection. They were extremely detailed and thorough. They used a drone to inspect the roof and a scope to inspect the sewage system. They took the time to explain and walk me through all of her findings. The report that was produced is easy to understand, has pictures and even videos. I couldnโt be happier with their services. Highly recommend.
I had a great experience with Redfish Inspections and would highly recommend them.
From the very beginning, Anne was extremely helpful when I called to ask about scheduling and the inspection process. She answered all of my questions, explained the different inspection packages clearly, and never once made me feel pressured to choose a specific option.
Stephen came out to perform the inspection and did an excellent job. He was very thorough and took the time to walk me through what he was seeing while he inspected the home. He explained things clearly and was very patient with the questions I had along the way.
The online inspection report was also very detailed and easy to follow, which made it simple to understand the findings and next steps.
Overall, it was a very professional and smooth experience from start to finish. I would absolutely use Redfish Inspections again and would confidently recommend them to anyone needing a home inspection.
Met with Daniele Thacker for an inspection on a home weโre closing on. I didnโt know much about home inspections or even what questions to ask, but Daniele walked me through everything answering any questions I had & advising me on this or that. Very knowledgeable and professionalโhighly recommend.
Michael Funches, thank for a detailed inspection. Very professional and know what he is doing. I would recommend him to anyone needing their property inspected.
Five stars for Inspector Robert! Our inspector, Robert Ramirez, was incredibly professional, kind, and knowledgable through the entire inspection process. As a first time home buyer, he helped me understand everything he was looking at and everything going in the report. I probably asked him more questions than heโs gotten in a while, and he answered every one! Would recommend Red Fish and ask for Robert!
They just finished doing a house inspection in a home that I am buying. Their communication is excellent, their inspection was excellent and they were very thorough and professional. I appreciate it. I highly recommend them.
Mr. Bill and Redfish Inspections were fabulous! Easy to contact, easy to work with, competent and honest. Mr. Bill was very thorough and was eager to share his findings with us. He found a few issues that easily make up for the cost of the inspection.
I highly recommend Redfish and Mr. Bill and hope to work with them again.

Montgomery is one of the oldest communities in Texas, yet it continues to experience significant residential growth. Its location near Lake Conroe, expansive clay soils and mix of historic and modern homes create inspection considerations that benefit from local knowledge.
The area offers a blend of historic homes, luxury golf course communities, waterfront neighborhoods, custom estates, ranch properties and new master-planned developments. Older homes may require closer evaluation of aging systems, while luxury and waterfront homes often feature more complex roofing, HVAC, plumbing and mechanical systems.
Our inspectors focus on providing detailed evaluations, practical explanations and responsive communication so buyers and sellers can move forward with confidence. You receive an organized digital report that can help you discuss the property with your real estate professional, builder, contractor or other qualified specialist.
Buying a lakefront or historic home can feel like entering issue number one of a new comic series. The view is spectacular, the porch has character and then somebody notices the attic ventilation working about as hard as a sidekick on vacation. RedFish helps replace guesswork with organized information.
TREC licensed, local experience
Our TREC-licensed professional inspectors know Montgomery's historic district, lakefront neighborhoods and newer communities. Nearby service areas include Dobbin, Magnolia, Plantersville, Conroe, Willis, Pinehurst, Stagecoach and Navasota.
A useful report should make findings easier to understandโnot leave the client decoding mysterious symbols in the Batcave. RedFish promotes same-day digital reporting with photographs, videos and organized, easy-to-follow observations.
Luxury, waterfront and commercial experience
The inspection scope can be matched to the property. RedFish offers residential and luxury home inspections, commercial inspections, farm and ranch inspections, new construction and builder warranty services, plus thermal imaging and other specialty options.
Whether you're purchasing a historic home, luxury estate, lakefront property, new construction or ranch home, technical language should be translated into ordinary language: what was observed, why it matters and whether repair, monitoring or specialist evaluation may be appropriate.
RedFish Inspections provides comprehensive inspection services for homeowners, buyers, sellers, investors and commercial clients throughout Montgomery. The right inspection depends on the property's age, design, condition and intended use.

Residential and buyer inspections
Comprehensive visual inspections of accessible roofing, structural, plumbing, electrical, HVAC, attic, insulation, interior and exterior systems.
A buyer inspection helps purchasers better understand the home's condition before completing their purchase. The exact scope is governed by the inspection agreement, property access and applicable standards.
The report can help buyers distinguish between routine maintenance, damaged components and conditions that may require prompt professional attention.
Seller pre-listing inspections
A pre-listing inspection helps homeowners prepare their property before listing it for sale by identifying observable issues in advance.
The seller may use the information to gather repair estimates, complete selected maintenance or prepare documentation. A seller inspection does not replace disclosure obligations or prevent a buyer from ordering another inspection.
New construction inspections
Montgomery continues to add new residential communities while maintaining its historic charm, and even newly constructed homes can contain installation deficiencies or incomplete work. RedFish provides independent inspections during construction, prior to closing and before builder warranties expire.
A pre-drywall inspection provides an opportunity to observe certain framing, plumbing, electrical and mechanical components before wall coverings conceal them. A final inspection examines the substantially completed home. The inspector does not replace municipal inspections or the builder's quality-control process.

Framing and pre-drywall
Final inspection before closing
Warranty inspection before coverage expires
Luxury and waterfront home inspections
Designed for high-end homes with multiple HVAC systems, specialty finishes, expansive roofing, pools, outdoor living areas and smart-home features. Waterfront properties around Lake Conroe also face elevated humidity, wind-driven rain and corrosion of exterior components.
These properties require careful attention because of the number and complexity of their systems. Dock and shoreline considerations may be addressed when included in the inspection scope.
Moisture management and proper ventilation are especially important for homes near the water.
Farm, ranch and commercial property inspections
Montgomery includes ranch homes, acreage properties and horse facilities alongside offices, retail buildings, restaurants, warehouses and commercial investment properties. Detached improvements common throughout the area can be included based on the agreed scope of work, so the scope should be customized before the appointment.
What Does a Home Inspection in Montgomery Include?

The inspection is a visual evaluation of accessible conditions at the time of service. Pool, spa, sewer scope and other specialty services are optional add-ons. Concealed, inaccessible and intermittent conditions may not be discovered.
Montgomery offers one of the most diverse housing markets in Montgomery County. From historic homes and luxury lakefront estates to golf course communities, ranch properties and new construction, every home has its own inspection considerations. While every property is unique, our inspectors commonly evaluate the following conditions.
Foundation movement
Montgomery sits on expansive clay soils that expand during wet weather and contract during dry periods. Inspectors evaluate accessible structural components for drywall cracks, brick veneer separation, uneven flooring, sticking doors and windows, separation around trim and visible foundation cracking. When conditions warrant, we recommend a qualified structural engineer.
Lake Conroe moisture and humidity
Homes near Lake Conroe, April Sound, Walden and Bentwater face elevated humidity compared with inland properties. Inspectors evaluate accessible areas for moisture intrusion, attic ventilation concerns, exterior wood deterioration, damaged sealants and caulking, HVAC condensate issues and drainage concerns.
Roofing systems and severe weather
Montgomery experiences strong thunderstorms, hail, heavy rainfall and prolonged summer heat. Inspectors evaluate accessible roofing materials for missing or damaged shingles, flashing deficiencies, roof penetrations, drainage concerns, storm-related wear and general deterioration. Homes surrounded by mature trees are also evaluated for branch contact and debris accumulation.
HVAC systems
Air conditioning systems in Southeast Texas often operate for much of the year. The inspection evaluates accessible cooling performance, heating operation (weather permitting), air handlers, condensate drainage, thermostat operation and visible ductwork. Luxury homes may include multiple HVAC systems, each inspected within the agreed scope of work.
Plumbing systems
Montgomery includes both older homes and newly built residences, resulting in a wide variety of plumbing materials and installation methods. Inspectors evaluate accessible water supply piping, drain piping, water heaters, plumbing fixtures, functional drainage and visible leaks. If additional evaluation is appropriate, we recommend a licensed plumbing contractor.
Luxury home systems
Many Montgomery homes feature premium amenities requiring additional attention: multiple electrical panels, whole-home generators, smart-home systems, outdoor kitchens, pools and spas, extensive irrigation systems, guest houses and detached garages. Depending on the services selected, these components can often be included in the scope.
Historic homes
Montgomery's historic district includes homes with decades of character and craftsmanship. Older properties may have aging electrical systems, original plumbing components, previous renovations, foundation movement, older roofing materials and deferred maintenance. Our inspections document the visible condition of accessible systems while helping buyers understand the home's current condition.
Many buyers are purchasing homes in communities such as Woodforest, Crown Ranch, Grand Lake Estates, Fairwater, Lake Conroe Village and Ridgelake Shores. Even newly constructed homes can contain installation deficiencies or incomplete work, so independent inspections during construction and before warranty expiration help identify observed conditions early.
Provide the address, approximate size, age, lot size, property type and transaction deadline. Also identify pools and spas, multiple HVAC systems, guest houses, detached garages, docks, commercial spaces or new construction phases.
Attend when practical
Buyers are encouraged to attend the final walkthrough so we can explain important observations and answer questions about the property. The inspector still needs adequate space and concentration to complete the evaluation.
Review the full report
Do not rely only on the summary. Read the complete report, including limitations, photographs and recommendations. The report may recommend further evaluation by a structural engineer, electrician, plumber, HVAC contractor, roofer, pool professional, pest professional or other qualified specialist.
Discuss decisions with the right professional
An inspector explains the property conditions observed. Your real estate professional or attorney should advise you about contract deadlines, negotiations and available options.

Can you inspect new construction homes?
Yes. We offer pre-drywall, final and builder warranty inspections for newly constructed homes throughout Montgomery.
Should I inspect a newly built home?
Yes. Even newly constructed homes can have installation deficiencies or incomplete work. An independent inspection provides additional peace of mind before closing.
How long does a home inspection take?
Most residential inspections take between two and four hours. Larger luxury homes or properties with additional structures may require more time.
When will I receive my report?
In most cases, you'll receive your digital inspection report the same day, complete with photographs and organized observations.
Do you inspect acreage properties?
Yes. We inspect many homes situated on larger lots and ranch properties throughout Montgomery County.

Common observations can include foundation movement, drainage concerns, roof wear, HVAC maintenance issues, moisture-related conditions and deferred maintenance. Every home is unique, and findings vary by property.
Can the inspector determine whether the foundation has failed?
A home inspector documents visible conditions and may recommend further evaluation. A formal structural assessment may require a qualified structural engineer. Cracks and sticking doors do not automatically prove structural failure.
