Choosing an inspector requires trust. Recent reviews give prospective clients a clearer picture of how RedFish inspectors communicate, explain findings and deliver reports.
I am very happy with Redfish. Inspector Johnathan was amazing. My wife and I are building our first home and we used Redfish for the inspection. They were extremely detailed and thorough. They used a drone to inspect the roof and a scope to inspect the sewage system. They took the time to explain and walk me through all of her findings. The report that was produced is easy to understand, has pictures and even videos. I couldn’t be happier with their services. Highly recommend.
I had a great experience with Redfish Inspections and would highly recommend them.
From the very beginning, Anne was extremely helpful when I called to ask about scheduling and the inspection process. She answered all of my questions, explained the different inspection packages clearly, and never once made me feel pressured to choose a specific option.
Stephen came out to perform the inspection and did an excellent job. He was very thorough and took the time to walk me through what he was seeing while he inspected the home. He explained things clearly and was very patient with the questions I had along the way.
The online inspection report was also very detailed and easy to follow, which made it simple to understand the findings and next steps.
Overall, it was a very professional and smooth experience from start to finish. I would absolutely use Redfish Inspections again and would confidently recommend them to anyone needing a home inspection.
Met with Daniele Thacker for an inspection on a home we’re closing on. I didn’t know much about home inspections or even what questions to ask, but Daniele walked me through everything answering any questions I had & advising me on this or that. Very knowledgeable and professional—highly recommend.
Michael Funches, thank for a detailed inspection. Very professional and know what he is doing. I would recommend him to anyone needing their property inspected.
Five stars for Inspector Robert! Our inspector, Robert Ramirez, was incredibly professional, kind, and knowledgable through the entire inspection process. As a first time home buyer, he helped me understand everything he was looking at and everything going in the report. I probably asked him more questions than he’s gotten in a while, and he answered every one! Would recommend Red Fish and ask for Robert!
They just finished doing a house inspection in a home that I am buying. Their communication is excellent, their inspection was excellent and they were very thorough and professional. I appreciate it. I highly recommend them.
Mr. Bill and Redfish Inspections were fabulous! Easy to contact, easy to work with, competent and honest. Mr. Bill was very thorough and was eager to share his findings with us. He found a few issues that easily make up for the cost of the inspection.
I highly recommend Redfish and Mr. Bill and hope to work with them again.
I am a new realtor and I Red Fish was the first inspections company I worked with on my 1st clients home inspection. I have used them three times already and already looking forward to a career long relationship. Bill has been my go to each time. He explains things extremely well and makes a business meeting feel like a walk with family. I truly appreciate Bill and Red Fish for always coming through with expertise and professionalism!!! I've got about two more lined up this month and Red Fish is already in my speed dial!! Thanks you guys!!
Jose was friendly, wonderful and very informative. My realtor and I booked Redfish due to my realtor having good experiences and they inspect new builds. We booked the Ultra package because we wanted to EVERYTHING. We wanted to see the foundation condition , sewer/sewer line, and lawn irrigation system. The service was fast and the detailed. Jose arrived at 1pm and we received the written report at 5pm ON THE SAME DAY! We will definitely be using Redfish for our 1 year inspection.
We used José Farinacci for our phase 1, phase 2, and closing inspection and could not be more happy! He was wonderful to work with and was very thorough with his inspection! We got a detailed report for each inspection and he truly went above and beyond to make sure our house was built safe and up to code! Couldn’t recommend him and redfish more!
I had a fantastic experience working with Jose. He was extremely thorough, knowledgeable, and professional throughout the entire inspection process. He explained everything clearly, answered all my questions, and provided a detailed report promptly. I truly appreciated his honesty and attention to detail, which gave me great confidence moving forward with my home purchase. I would absolutely recommend him to anyone needing a reliable and experienced home inspector!
I got the Delux package and was happy to hear they had educator discounts. My inspector was Jose and he did an awesome job. I walked through the inspection with him and he clearly explained things he was looking for and any new standards that are in place. I would highly recommend Redfish inspections and will likely use then in the future.
This company was great all around. Easy to schedule, quick to get it done, thorough, and would highly recommend. My inspector was William and he was at the house for 4+ hours making sure he didn’t miss anything. Very happy
The first time I used their services it was great. We had Gary Parr and Keith Jeanes, they were both kind and knowledgeable. They were thorough and we actually used them again recently. It was Gary this time but the service was again great! I definitely recommend their services and will most likely use them again in the future. Great work and great people

Experience With Historic, New Construction & Rural Properties
Homes throughout Guadalupe County range from historic residences and modern subdivisions to custom estates and rural ranch properties. While every property is unique, several regional conditions are commonly evaluated during our inspections.
Foundation Performance
Guadalupe County includes expansive clay soils, limestone formations and varying elevations that can influence long-term foundation performance. During the inspection we visually evaluate accessible areas for interior drywall cracks, uneven flooring, doors and windows that bind, brick veneer separation, visible foundation cracking and evidence of previous foundation repairs.
Roofing Systems
Central Texas weather exposes homes to high winds, hailstorms, heavy rain, intense summer heat and seasonal thunderstorms. Our inspectors visually evaluate accessible roofing materials, flashing, valleys, roof penetrations, chimneys where applicable, general visible wear and drainage patterns.
HVAC Systems
Reliable heating and cooling are essential throughout Guadalupe County. Our inspections include a visual evaluation of accessible heating and cooling operation, thermostat function, airflow, condensate drainage and visible ductwork.
Plumbing & Electrical Systems
Whether inspecting a newly built home or a historic residence, our inspections include a visual evaluation of accessible water supply and drain piping, fixtures, water heaters and visible leaks, plus the main electrical service, distribution panels, branch wiring, receptacles, GFCI/AFCI protection and visible grounding and bonding.
Drainage & Site Grading
Proper drainage is especially important throughout Guadalupe County because heavy rainfall and expansive soils can affect long-term home performance. Our inspectors visually evaluate accessible site grading, surface drainage, gutters, downspouts, drainage swales where visible and areas where water may collect around the structure. Visible drainage observations are documented in the inspection report.
Private Wells & Onsite Wastewater Systems
Many homes outside the incorporated areas of Guadalupe County rely on private utilities. Depending on the property's location, buyers may encounter private water wells, onsite wastewater treatment systems (septic), propane systems, water storage tanks and detached utility buildings. Our standard inspection includes a visual evaluation of accessible components within the TREC inspection scope; specialized well and septic evaluations should be completed by qualified professionals when requested or recommended.
Guadalupe County combines historic Texas communities with rapidly growing suburban neighborhoods, making it one of the most desirable counties for homebuyers in the San Antonio metropolitan area. Residents enjoy a mix of small-town charm, expanding employment opportunities and convenient access to major highways.

Schertz and Cibolo have become popular destinations for commuters seeking newer neighborhoods, excellent schools and quick access to San Antonio. Marion, Santa Clara and New Berlin offer buyers larger homesites, custom homes and a quieter rural lifestyle. Major transportation routes — including Interstate 10, Interstate 35, State Highway 46, FM 78 and US Highway 90 — provide convenient access throughout Guadalupe County and neighboring communities.
