I am very happy with Redfish. Inspector Johnathan was amazing. My wife and I are building our first home and we used Redfish for the inspection. They were extremely detailed and thorough. They used a drone to inspect the roof and a scope to inspect the sewage system. They took the time to explain and walk me through all of her findings. The report that was produced is easy to understand, has pictures and even videos. I couldn’t be happier with their services. Highly recommend.

I had a great experience with Redfish Inspections and would highly recommend them.

From the very beginning, Anne was extremely helpful when I called to ask about scheduling and the inspection process. She answered all of my questions, explained the different inspection packages clearly, and never once made me feel pressured to choose a specific option.

Stephen came out to perform the inspection and did an excellent job. He was very thorough and took the time to walk me through what he was seeing while he inspected the home. He explained things clearly and was very patient with the questions I had along the way.

The online inspection report was also very detailed and easy to follow, which made it simple to understand the findings and next steps.

Overall, it was a very professional and smooth experience from start to finish. I would absolutely use Redfish Inspections again and would confidently recommend them to anyone needing a home inspection.

Five stars for Inspector Robert! Our inspector, Robert Ramirez, was incredibly professional, kind, and knowledgable through the entire inspection process. As a first time home buyer, he helped me understand everything he was looking at and everything going in the report. I probably asked him more questions than he’s gotten in a while, and he answered every one! Would recommend Red Fish and ask for Robert!

Mr. Bill and Redfish Inspections were fabulous! Easy to contact, easy to work with, competent and honest. Mr. Bill was very thorough and was eager to share his findings with us. He found a few issues that easily make up for the cost of the inspection.

I highly recommend Redfish and Mr. Bill and hope to work with them again.

Jose was friendly, wonderful and very informative. My realtor and I booked Redfish due to my realtor having good experiences and they inspect new builds. We booked the Ultra package because we wanted to EVERYTHING. We wanted to see the foundation condition , sewer/sewer line, and lawn irrigation system. The service was fast and the detailed. Jose arrived at 1pm and we received the written report at 5pm ON THE SAME DAY! We will definitely be using Redfish for our 1 year inspection.

Services

Inspection Services in Panorama Village

RedFish Inspections provides comprehensive inspection services for homeowners, buyers, sellers and investors throughout Panorama Village. The right inspection depends on the property's age, design, condition and intended use.

Inspection typeBest forRecommended timing
Buyer inspectionExisting homesBefore closing
Seller inspectionPreparing to sellBefore listing
New construction inspectionNewly built homesDuring construction
Builder warranty inspectionHomes under one yearMonths 10–11
Commercial inspectionInvestment & business propertiesDue diligence

Residential and buyer inspections

Comprehensive visual inspections of accessible roofing, structural, plumbing, electrical, HVAC, attic, insulation, interior and exterior systems.

A buyer inspection helps purchasers understand the home's condition before completing their purchase. The exact scope is governed by the inspection agreement, property access and applicable standards.

The report can help buyers distinguish between routine maintenance, damaged components and conditions that may require prompt professional attention.

Seller pre-listing inspections

A pre-listing inspection helps homeowners identify observable conditions before listing their property for sale, giving them the opportunity to address concerns in advance.

The seller may use the information to gather repair estimates, complete selected maintenance or prepare documentation. A seller inspection does not replace disclosure obligations or prevent a buyer from ordering another inspection.

New construction inspections

As nearby communities continue to grow, both resale homes and new construction remain active in the local housing market. RedFish provides independent inspections during construction, before closing and before the builder warranty expires.

A pre-drywall inspection provides an opportunity to observe certain framing, plumbing, electrical and mechanical components before wall coverings conceal them. A final inspection examines the substantially completed home. The inspector does not replace municipal inspections or the builder's quality-control process.

  • Foundation or pre-pour preparation
  • Framing and pre-drywall
  • Final inspection before closing
  • Warranty inspection before coverage expires

Builder warranty inspections

Conducted before the one-year builder warranty period ends, a warranty inspection documents observed conditions for discussion with the builder while coverage may remain available.

The inspection may document concerns involving doors, cracks, drainage, HVAC performance, plumbing fixtures, appliances and other accessible components after the home has experienced ordinary use, temperature changes and heavy rainfall.

RedFish does not determine whether a builder must complete a repair. Coverage decisions are controlled by the owner's warranty documents and builder policies.

Commercial property inspections

RedFish provides professional inspections for offices, retail spaces and investment properties throughout the Panorama Village area. Commercial properties may contain larger roofs, multiple HVAC units, complex electrical systems, parking areas and tenant improvements, so the scope should be customized before the appointment.

  • Building size and type
  • Occupancy status
  • Roof access
  • Tenant spaces
  • Client objectives

Local conditions

Common Property Concerns in Panorama Village

Panorama Village is known for its established homes, golf course community and mature landscaping. Many homes have been well maintained and updated over the years, while others may still contain original systems or components. Although every property is unique, our inspectors commonly evaluate the following conditions.

Home inspection in Panorama Village, TX performed by a RedFish inspector

Foundation movement

Panorama Village sits on expansive clay soils that naturally expand during wet periods and shrink during dry weather. Inspectors evaluate accessible structural components for drywall cracks, brick veneer separation, uneven floors, sticking doors and windows, separation around trim and visible foundation cracking. When appropriate, we recommend a qualified structural engineer.

Roofing systems and storm exposure

Homes in Panorama Village experience prolonged sun exposure, heavy rainfall, hail and strong thunderstorms throughout the year. Inspectors visually evaluate accessible roofing materials for missing or damaged shingles, flashing deficiencies, roof penetrations, general wear, drainage concerns and visible storm-related damage.

Drainage and golf course irrigation

Many homes border or sit near the Panorama Golf Club. While these properties offer scenic views, they may also experience unique drainage and moisture considerations. Inspectors observe site grading, surface drainage, standing water, gutter performance, downspout discharge and moisture around the foundation.

HVAC systems

With Southeast Texas' long cooling season, heating and air conditioning systems work hard throughout the year. Accessible components are evaluated, including cooling performance, heating operation (weather permitting), the air handler, condensate drain, thermostat operation and visible ductwork. Routine maintenance helps extend equipment life.

Plumbing systems

Because Panorama Village includes homes built over several decades, plumbing materials and fixtures can vary significantly from one property to another. Inspectors evaluate accessible water supply piping, drain and waste piping, water heaters, plumbing fixtures, functional drainage and visible leaks.

Mature landscaping

One of Panorama Village's defining features is its mature landscaping. Large trees provide shade and curb appeal but may also influence roof maintenance, gutter cleaning, drainage patterns, root growth near foundations and storm-related debris. These visible conditions are evaluated where accessible.

Established neighborhoods

Much of Panorama Village was developed over several decades, resulting in homes of varying ages and construction methods. Depending on the home's age and maintenance history, inspectors may observe aging roofing materials, HVAC systems approaching replacement age, plumbing updates, electrical improvements, renovation workmanship and deferred maintenance.

Residential home inspections →

Electrical systems

Electrical systems often reflect the age of the home as well as renovations completed over the years. Inspectors evaluate the accessible main electrical panel, circuit breakers, receptacles, switches, visible wiring and GFCI protection where applicable, and provide recommendations when additional evaluation is appropriate.

Schedule the appropriate services

Provide the address, approximate size, age, property type and transaction deadline. Also identify pools, detached structures, golf course frontage, commercial spaces, new construction phases or desired specialty services.

Attend when practical

Buyers are encouraged to attend the final walkthrough so we can review significant observations and answer questions about the property. The inspector still needs adequate space and concentration to complete the evaluation.
