I am very happy with Redfish. Inspector Johnathan was amazing. My wife and I are building our first home and we used Redfish for the inspection. They were extremely detailed and thorough. They used a drone to inspect the roof and a scope to inspect the sewage system. They took the time to explain and walk me through all of her findings. The report that was produced is easy to understand, has pictures and even videos. I couldn’t be happier with their services. Highly recommend.
I had a great experience with Redfish Inspections and would highly recommend them.
From the very beginning, Anne was extremely helpful when I called to ask about scheduling and the inspection process. She answered all of my questions, explained the different inspection packages clearly, and never once made me feel pressured to choose a specific option.
Stephen came out to perform the inspection and did an excellent job. He was very thorough and took the time to walk me through what he was seeing while he inspected the home. He explained things clearly and was very patient with the questions I had along the way.
The online inspection report was also very detailed and easy to follow, which made it simple to understand the findings and next steps.
Overall, it was a very professional and smooth experience from start to finish. I would absolutely use Redfish Inspections again and would confidently recommend them to anyone needing a home inspection.
Met with Daniele Thacker for an inspection on a home we’re closing on. I didn’t know much about home inspections or even what questions to ask, but Daniele walked me through everything answering any questions I had & advising me on this or that. Very knowledgeable and professional—highly recommend.
Michael Funches, thank for a detailed inspection. Very professional and know what he is doing. I would recommend him to anyone needing their property inspected.
Five stars for Inspector Robert! Our inspector, Robert Ramirez, was incredibly professional, kind, and knowledgable through the entire inspection process. As a first time home buyer, he helped me understand everything he was looking at and everything going in the report. I probably asked him more questions than he’s gotten in a while, and he answered every one! Would recommend Red Fish and ask for Robert!
They just finished doing a house inspection in a home that I am buying. Their communication is excellent, their inspection was excellent and they were very thorough and professional. I appreciate it. I highly recommend them.
Mr. Bill and Redfish Inspections were fabulous! Easy to contact, easy to work with, competent and honest. Mr. Bill was very thorough and was eager to share his findings with us. He found a few issues that easily make up for the cost of the inspection.
I highly recommend Redfish and Mr. Bill and hope to work with them again.
I am a new realtor and I Red Fish was the first inspections company I worked with on my 1st clients home inspection. I have used them three times already and already looking forward to a career long relationship. Bill has been my go to each time. He explains things extremely well and makes a business meeting feel like a walk with family. I truly appreciate Bill and Red Fish for always coming through with expertise and professionalism!!! I've got about two more lined up this month and Red Fish is already in my speed dial!! Thanks you guys!!
Jose was friendly, wonderful and very informative. My realtor and I booked Redfish due to my realtor having good experiences and they inspect new builds. We booked the Ultra package because we wanted to EVERYTHING. We wanted to see the foundation condition , sewer/sewer line, and lawn irrigation system. The service was fast and the detailed. Jose arrived at 1pm and we received the written report at 5pm ON THE SAME DAY! We will definitely be using Redfish for our 1 year inspection.
We used José Farinacci for our phase 1, phase 2, and closing inspection and could not be more happy! He was wonderful to work with and was very thorough with his inspection! We got a detailed report for each inspection and he truly went above and beyond to make sure our house was built safe and up to code! Couldn’t recommend him and redfish more!

I got the Delux package and was happy to hear they had educator discounts. My inspector was Jose and he did an awesome job. I walked through the inspection with him and he clearly explained things he was looking for and any new standards that are in place. I would highly recommend Redfish inspections and will likely use then in the future.
This company was great all around. Easy to schedule, quick to get it done, thorough, and would highly recommend. My inspector was William and he was at the house for 4+ hours making sure he didn’t miss anything. Very happy
The first time I used their services it was great. We had Gary Parr and Keith Jeanes, they were both kind and knowledgeable. They were thorough and we actually used them again recently. It was Gary this time but the service was again great! I definitely recommend their services and will most likely use them again in the future. Great work and great people

Magnolia has experienced tremendous growth over the past decade while maintaining its small-town Texas character. Buyers can find everything from historic homes and established neighborhoods to luxury custom homes, equestrian properties and new master-planned communities. Understanding Magnolia's environment and housing stock helps provide valuable context during a professional home inspection.
Each property presents unique inspection considerations depending on its age, construction type, lot size and surrounding environment. A newly built home in Audubon or Magnolia Ridge raises different questions than an established property on an acre near High Meadow Ranch.
Our inspectors focus on providing clear communication, thorough evaluations and practical reporting so you can make informed decisions with confidence. You receive an organized digital report that can help you discuss the property with your real estate professional, builder, contractor or other qualified specialist.
Buying a home can feel like entering issue number one of a new comic series. The kitchen gleams, the yard looks perfect and then somebody notices a hairline crack tracing the brick veneer like a plot twist. RedFish helps replace guesswork with organized information.
TREC licensed, local experience
Our TREC-licensed professional inspectors know Magnolia's neighborhoods, construction styles and environmental conditions. Nearby service areas include Pinehurst, Stagecoach, Tomball, Montgomery, Plantersville, Dobbin and The Woodlands.
A useful report should make findings easier to understand—not leave the client decoding mysterious symbols in the Batcave. RedFish promotes same-day digital reporting with photographs, videos and organized, easy-to-follow observations.
Residential, commercial and ranch options
The inspection scope can be matched to the property. RedFish offers residential inspections, commercial inspections, farm and ranch inspections, new construction and builder warranty services, plus thermal imaging and other specialty options.
Whether you're buying your first home, relocating to Magnolia, investing in acreage or preparing to sell, technical language should be translated into ordinary language: what was observed, why it matters and whether repair, monitoring or specialist evaluation may be appropriate.
RedFish Inspections offers comprehensive inspection services for residential, commercial and rural properties throughout Magnolia. The right inspection depends on the property's age, design, condition and intended use.

Residential and buyer inspections
Comprehensive visual inspections of accessible structural, roofing, plumbing, HVAC, electrical, attic, insulation and exterior systems.
A buyer inspection helps purchasers understand the home's current condition before completing their purchase. The exact scope is governed by the inspection agreement, property access and applicable standards.
The report can help buyers distinguish between routine maintenance, damaged components and conditions that may require prompt professional attention.
Seller pre-listing inspections
A pre-listing inspection helps homeowners identify concerns before placing their property on the market.
The seller may use the information to gather repair estimates, complete selected maintenance or prepare documentation. A seller inspection does not replace disclosure obligations or prevent a buyer from ordering another inspection.
New construction inspections
Magnolia continues to experience rapid residential development, and even newly built homes can contain installation deficiencies, incomplete work or warranty items. RedFish provides independent inspections during construction, before closing and before the builder warranty expires.
A pre-drywall inspection provides an opportunity to observe certain framing, plumbing, electrical and mechanical components before wall coverings conceal them. A final inspection examines the substantially completed home. The inspector does not replace municipal inspections or the builder's quality-control process.
Foundation or pre-pour preparation
Pre-drywall inspections
Final builder inspections
11-month builder warranty inspections
Builder warranty inspections
Performed before the one-year warranty period ends, a warranty inspection allows homeowners to identify observed conditions for discussion with the builder while coverage may remain available.
The inspection may document concerns involving doors, cracks, drainage, HVAC performance, plumbing fixtures, appliances and other accessible components after the home has experienced ordinary use, temperature changes and heavy rainfall.
RedFish does not determine whether a builder must complete a repair. Coverage decisions are controlled by the owner's warranty documents and builder policies.
Farm, ranch and commercial property inspections
Magnolia includes numerous homes situated on one acre or more, along with office buildings, retail spaces, warehouses and investment properties. Farm and ranch inspections are designed for acreage properties, equestrian facilities, ranches and homes with detached improvements, so the scope should be customized before the appointment.
The precise inspection scope depends on the service agreement and property conditions. A typical home inspection may address the following accessible systems.
System or area
Typical observations
Why it matters
Foundation and structure
Visible cracking, movement and damaged components
Clay soil movement can affect safety and repair planning
Roof and attic
Coverings, flashing, framing, insulation and ventilation
Sun, hail and tree exposure may contribute to moisture damage
Electrical
Panels, breakers, receptacles, switches and accessible wiring
Additions and detached buildings can complicate systems
Plumbing
Supply piping, drain and waste piping, fixtures and water heaters
Leaks and aging components can cause costly damage
HVAC
Cooling, heating, condensate drainage and visible ductwork
Hot, humid conditions place year-round demands on equipment
Interior
Walls, ceilings, floors, doors and windows
Interior materials may reveal movement or moisture
Exterior and site
Cladding, trim, grading, swales and drainage
Site drainage helps move water away from the home
Detached structures
Barns, workshops, garages and guest houses when requested
Acreage improvements complete the property picture
The inspection is a visual evaluation of accessible conditions at the time of service. Well, septic and other specialty services are optional add-ons. Concealed, inaccessible and intermittent conditions may not be discovered.
Magnolia offers a diverse mix of established neighborhoods, master-planned communities, custom homes and rural acreage properties. While every home is different, our inspectors frequently evaluate conditions associated with Southeast Texas weather, expansive soils and the area's continued residential growth.
Foundation movement
Magnolia is built on expansive clay soils that expand with moisture and shrink during dry weather. Inspectors evaluate accessible structural components for interior drywall cracks, brick veneer separation, uneven floors, sticking doors and windows, expansion joint movement and visible foundation cracking. When observations indicate additional evaluation may be beneficial, we recommend a qualified structural engineer.
Roofing systems and storm damage
Magnolia homes experience prolonged sun exposure, heavy rainfall, hail, strong winds and occasional tropical weather. Inspectors visually evaluate accessible roof components for missing or damaged shingles, flashing installation, roof penetrations, deterioration, drainage concerns and visible storm-related damage.
Drainage and moisture management
Proper drainage is one of the most important factors affecting a home's long-term performance. Inspectors observe visible site conditions including grading around the home, standing water, gutter performance, downspout discharge, surface drainage and moisture concerns near the foundation.
HVAC systems
Magnolia's hot, humid climate places significant demands on heating and cooling equipment year-round. The inspection includes accessible air conditioning equipment, heating systems, thermostat operation, the air handler, condensate drainage and visible ductwork. Routine maintenance helps improve system efficiency and reliability.
Plumbing systems
Homes throughout Magnolia vary in age and construction methods, which means plumbing systems can differ from one property to another. Inspectors evaluate accessible water supply piping, drain and waste piping, water heaters, plumbing fixtures, functional drainage and visible leaks. Additional evaluation may be recommended if conditions warrant.
Mature trees and wooded lots
Many Magnolia neighborhoods feature mature pine and hardwood trees that contribute to the area's natural beauty. Large trees can also influence roof maintenance, gutter performance, foundation moisture, drainage and storm-related debris. These site conditions are observed where accessible.
New construction homes
Communities such as Audubon, Mostyn Manor, High Meadow Ranch, Glen Oaks, Westwood, Durango Creek and Magnolia Ridge have added hundreds of new homes in recent years. Pre-drywall, final builder and 11-month warranty inspections help homeowners identify observed conditions before construction progresses or warranty periods expire.
Many Magnolia homes sit on one acre or more and may include additional structures or private utility systems. Depending on the services selected, inspections may include detached garages, workshops, barns, guest houses, well systems, septic systems and equipment buildings — providing a more complete understanding of the property.
Provide the address, approximate size, age, lot size, property type and transaction deadline. Also identify detached garages, workshops, barns, guest houses, private wells, septic systems, commercial spaces or new construction phases.
Attend when practical
Buyers are encouraged to attend the final walkthrough so we can explain important observations and answer questions about the property. The inspector still needs adequate space and concentration to complete the evaluation.
Review the full report
Do not rely only on the summary. Read the complete report, including limitations, photographs and recommendations. The report may recommend further evaluation by a structural engineer, electrician, plumber, HVAC contractor, roofer, well or septic professional, pest professional or other qualified specialist.
Discuss decisions with the right professional
An inspector explains the property conditions observed. Your real estate professional or attorney should advise you about contract deadlines, negotiations and available options.

How long does a Magnolia home inspection take?
Most inspections take between two and four hours depending on the size, age and complexity of the property, along with any optional inspection services.
Do you inspect new construction homes?
Absolutely. New homes can benefit from pre-drywall, final and builder warranty inspections to identify observed conditions before construction is complete or warranties expire.
Is a home inspection recommended for newly built homes?
Yes. New construction inspections can identify installation deficiencies or incomplete work before closing or before the builder warranty expires.
Can you inspect homes with wells and septic systems?
Yes. Optional well and septic inspections are available for many rural properties throughout the Magnolia area.
Do you inspect detached workshops and barns?
Yes. Many Magnolia properties include detached structures that can often be included within the inspection scope when requested. Let us know what structures are on the property when scheduling.
Should I attend the inspection?
Yes. We encourage buyers to attend the final walkthrough so we can explain important observations and answer questions about the property.
When will I receive my report?
In most cases, you'll receive your digital inspection report the same day, complete with photographs and organized findings.
What are common issues found in Magnolia homes?
While every property is unique, inspectors commonly observe foundation movement, drainage concerns, roof wear from weather exposure, HVAC maintenance needs, deferred maintenance and moisture-related conditions.
Can the inspector determine whether the foundation has failed?
A home inspector documents visible conditions and may recommend further evaluation. A formal structural assessment may require a qualified structural engineer. Cracks and sticking doors do not automatically prove structural failure.
