I am very happy with Redfish. Inspector Johnathan was amazing. My wife and I are building our first home and we used Redfish for the inspection. They were extremely detailed and thorough. They used a drone to inspect the roof and a scope to inspect the sewage system. They took the time to explain and walk me through all of her findings. The report that was produced is easy to understand, has pictures and even videos. I couldn’t be happier with their services. Highly recommend.

I had a great experience with Redfish Inspections and would highly recommend them.

From the very beginning, Anne was extremely helpful when I called to ask about scheduling and the inspection process. She answered all of my questions, explained the different inspection packages clearly, and never once made me feel pressured to choose a specific option.

Stephen came out to perform the inspection and did an excellent job. He was very thorough and took the time to walk me through what he was seeing while he inspected the home. He explained things clearly and was very patient with the questions I had along the way.

The online inspection report was also very detailed and easy to follow, which made it simple to understand the findings and next steps.

Overall, it was a very professional and smooth experience from start to finish. I would absolutely use Redfish Inspections again and would confidently recommend them to anyone needing a home inspection.

Five stars for Inspector Robert! Our inspector, Robert Ramirez, was incredibly professional, kind, and knowledgable through the entire inspection process. As a first time home buyer, he helped me understand everything he was looking at and everything going in the report. I probably asked him more questions than he’s gotten in a while, and he answered every one! Would recommend Red Fish and ask for Robert!

Mr. Bill and Redfish Inspections were fabulous! Easy to contact, easy to work with, competent and honest. Mr. Bill was very thorough and was eager to share his findings with us. He found a few issues that easily make up for the cost of the inspection.

I highly recommend Redfish and Mr. Bill and hope to work with them again.

Jose was friendly, wonderful and very informative. My realtor and I booked Redfish due to my realtor having good experiences and they inspect new builds. We booked the Ultra package because we wanted to EVERYTHING. We wanted to see the foundation condition , sewer/sewer line, and lawn irrigation system. The service was fast and the detailed. Jose arrived at 1pm and we received the written report at 5pm ON THE SAME DAY! We will definitely be using Redfish for our 1 year inspection.

Local knowledge

Local Knowledge Matters in Willis

Willis has become one of the fastest-growing communities in northern Montgomery County. Buyers are drawn to its convenient location along Interstate 45, access to Lake Conroe, expanding residential developments and the opportunity to purchase larger homes and acreage while remaining within commuting distance of Conroe, The Woodlands and the Houston metro area.

Lakefront home near Willis and Lake Conroe

The Willis housing market offers a diverse mix of properties: established neighborhoods, lakefront homes, waterfront communities, custom homes, acreage properties, new construction, investment properties and commercial buildings.

Because these homes vary significantly in age, location and construction style, a professional home inspection provides valuable information before completing a real estate transaction. We understand the local construction methods, environmental conditions and maintenance concerns commonly found throughout Willis and the Lake Conroe area.

Why RedFish

Why Willis Homeowners Choose RedFish

Buying near the lake can feel like entering issue number one of a new comic series. The view is spectacular, the deck is huge and then somebody notices the exterior trim has been quietly losing a battle with the humidity. RedFish helps replace guesswork with organized information.

TREC licensed, local Lake Conroe experience

Our TREC-licensed professional inspectors know the construction methods and environmental conditions common to northern Montgomery County. Nearby service areas include Lake Conroe, Seven Coves, Panorama Village, Conroe, Montgomery, New Waverly, Huntsville, Cut and Shoot and Dobbin.

Same-day digital reporting

A useful report should make findings easier to understand—not leave the client decoding mysterious symbols in the Batcave. RedFish promotes same-day digital reporting with photographs, organized findings and practical explanations.

Lakefront, ranch and commercial options

The inspection scope can be matched to the property. RedFish offers residential and lakefront home inspections, farm and ranch inspections, commercial inspections for retail buildings, offices, warehouses and restaurants, new construction and builder warranty services, plus thermal imaging.

Clear, practical explanations

Whether you're purchasing a home near Lake Conroe, relocating to northern Montgomery County, buying a newly constructed home, investing in acreage or preparing to sell, technical language should be translated into ordinary language: what was observed, why it matters and whether repair, monitoring or specialist evaluation may be appropriate.

Residential and buyer inspections

Comprehensive visual inspections of accessible roofing, structural, plumbing, electrical, HVAC, attic, insulation, interior, exterior and built-in appliances in accordance with TREC Standards of Practice.

A buyer inspection helps purchasers better understand the home's condition before closing. The exact scope is governed by the inspection agreement, property access and applicable standards.

The report can help buyers distinguish between routine maintenance, damaged components and conditions that may require prompt professional attention.

Seller pre-listing inspections

A pre-listing inspection helps homeowners identify observable conditions before placing their property on the market.

The seller may use the information to gather repair estimates, complete selected maintenance or prepare documentation. A seller inspection does not replace disclosure obligations or prevent a buyer from ordering another inspection.

New construction inspections

Northern Montgomery County continues to experience significant residential growth, and new developments and custom home construction make independent inspections valuable throughout every stage of the building process.

A pre-drywall inspection provides an opportunity to observe certain framing, plumbing, electrical and mechanical components before wall coverings conceal them. A final inspection examines the substantially completed home. The inspector does not replace municipal inspections or the builder's quality-control process.

  • Foundation or pre-pour preparation
  • Pre-drywall inspections
  • Final builder inspections
  • Builder warranty inspection before coverage expires

Lakefront home inspections

Waterfront homes often include unique building materials, decks, bulkheads (where applicable), outdoor living areas and increased weather exposure.

Our inspections evaluate accessible systems and components within the agreed inspection scope, with close attention to exterior finishes, roofing, drainage, decks and balconies, moisture-prone areas and exterior wood components.

Routine maintenance is especially important for waterfront properties due to increased exposure to moisture and weather.

Farm, ranch and commercial property inspections

Many Willis homes are situated on larger lots outside traditional subdivisions, and the area also includes retail buildings, offices, warehouses, restaurants and investment properties. Depending on the agreed inspection scope, many of these structures and systems can be included, so the scope should be customized before the appointment.

  • Detached garages
  • Workshops
  • Barns and horse facilities
  • Equipment buildings
  • RV storage and guest houses
  • Private wells and septic systems
  • Acreage, drives and site drainage
  • Retail, office and warehouse spaces

Local conditions

Common Property Concerns in Willis

Willis features a diverse housing market that includes established neighborhoods, waterfront homes near Lake Conroe, custom residences, acreage properties and rapidly growing new construction communities. Because homes vary greatly in age, location and construction style, every inspection is unique. While each property has its own characteristics, our inspectors commonly evaluate the following conditions.

Same-day digital home inspection report from RedFish Inspections Willis

Foundation movement

Willis is built on expansive clay soils that naturally expand during wet weather and contract during dry periods. Inspectors evaluate accessible structural components for drywall cracks, brick veneer separation, uneven floors, sticking doors and windows, separation around trim and visible foundation cracking. When appropriate, we recommend a qualified structural engineer.

Lake Conroe moisture and waterfront exposure

Increased humidity, wind-driven rain and prolonged moisture exposure can affect exterior building materials over time. Inspectors visually evaluate accessible exterior siding and trim, decks and balconies, roof coverings, flashing, windows and exterior sealants, and drainage around the structure. Waterfront properties benefit from regular maintenance.

Roofing systems and storm exposure

North Montgomery County experiences intense summer heat, heavy rainfall, hail and strong thunderstorms throughout the year. Inspectors visually evaluate accessible roofing materials for missing or damaged shingles, flashing deficiencies, roof penetrations, general wear, drainage concerns and visible storm-related damage.

HVAC systems

Heating and cooling systems in Willis operate much of the year because of Southeast Texas' hot and humid climate. The inspection includes accessible air conditioning equipment, heating systems, air handlers, condensate drainage, thermostat operation and visible ductwork. Larger and lakefront homes may include multiple HVAC systems.

Plumbing systems

Willis homes range from older residences to newly built homes, resulting in a variety of plumbing materials and system configurations. Inspectors evaluate accessible water supply piping, drain and waste piping, water heaters, plumbing fixtures, functional drainage and visible leaks.

Detached buildings and acreage improvements

Many Willis properties include additional structures beyond the primary residence. Depending on the agreed scope, we may evaluate accessible detached garages, workshops, barns, equipment buildings, RV storage, guest houses and covered patios — helping buyers evaluate the property as a whole.

Drainage and site grading

Proper drainage is especially important throughout Willis because of frequent heavy rains and expansive soils. Inspectors observe visible conditions including site grading, surface drainage, standing water, gutter performance, downspout discharge and moisture around the foundation. Managing water away from the home helps reduce moisture intrusion and seasonal foundation movement.

Private wells and septic systems

Many homes outside the city center rely on private wells and onsite wastewater treatment systems. Optional inspections are available for accessible well equipment, pressure systems, septic systems and aerobic treatment systems — valuable information for buyers purchasing rural or acreage properties.

How it works

Our Inspection Process

1. ScheduleSelect services and provide property informationAn inspection matched to the property
2. InspectThe inspector evaluates accessible componentsIndependent field observations
3. ReviewDiscuss significant findings and questionsBetter understanding of the property
4. ReportReceive the organized digital reportUseful information for your next decision

Schedule the appropriate services

Provide the address, approximate size, age, acreage, property type and transaction deadline. Also identify docks and decks, detached garages, workshops, barns, RV storage, private wells, septic systems, commercial spaces or new construction phases.

Attend when practical

Buyers are encouraged to attend the final walkthrough so we can explain significant observations, answer questions and discuss routine home maintenance. The inspector still needs adequate space and concentration to complete the evaluation.

Review the full report

Do not rely only on the summary. Read the complete report, including limitations, photographs and recommendations. The report may recommend further evaluation by a structural engineer, electrician, plumber, HVAC contractor, roofer, well or septic professional, pest professional or other qualified specialist.

Discuss decisions with the right professional

An inspector explains the property conditions observed. Your real estate professional or attorney should advise you about contract deadlines, negotiations and available options.
