I am very happy with Redfish. Inspector Johnathan was amazing. My wife and I are building our first home and we used Redfish for the inspection. They were extremely detailed and thorough. They used a drone to inspect the roof and a scope to inspect the sewage system. They took the time to explain and walk me through all of her findings. The report that was produced is easy to understand, has pictures and even videos. I couldn’t be happier with their services. Highly recommend.

I had a great experience with Redfish Inspections and would highly recommend them.

From the very beginning, Anne was extremely helpful when I called to ask about scheduling and the inspection process. She answered all of my questions, explained the different inspection packages clearly, and never once made me feel pressured to choose a specific option.

Stephen came out to perform the inspection and did an excellent job. He was very thorough and took the time to walk me through what he was seeing while he inspected the home. He explained things clearly and was very patient with the questions I had along the way.

The online inspection report was also very detailed and easy to follow, which made it simple to understand the findings and next steps.

Overall, it was a very professional and smooth experience from start to finish. I would absolutely use Redfish Inspections again and would confidently recommend them to anyone needing a home inspection.

Five stars for Inspector Robert! Our inspector, Robert Ramirez, was incredibly professional, kind, and knowledgable through the entire inspection process. As a first time home buyer, he helped me understand everything he was looking at and everything going in the report. I probably asked him more questions than he’s gotten in a while, and he answered every one! Would recommend Red Fish and ask for Robert!

Mr. Bill and Redfish Inspections were fabulous! Easy to contact, easy to work with, competent and honest. Mr. Bill was very thorough and was eager to share his findings with us. He found a few issues that easily make up for the cost of the inspection.

I highly recommend Redfish and Mr. Bill and hope to work with them again.

Jose was friendly, wonderful and very informative. My realtor and I booked Redfish due to my realtor having good experiences and they inspect new builds. We booked the Ultra package because we wanted to EVERYTHING. We wanted to see the foundation condition , sewer/sewer line, and lawn irrigation system. The service was fast and the detailed. Jose arrived at 1pm and we received the written report at 5pm ON THE SAME DAY! We will definitely be using Redfish for our 1 year inspection.

Residential home inspections

A residential inspection provides an independent visual evaluation of the home's accessible systems and components in accordance with the TREC Standards of Practice.

The inspection typically addresses accessible roofing, structural components, foundations, electrical systems, plumbing systems, heating and cooling equipment, attics and insulation, interior areas, exterior components and built-in appliances.

New construction inspections

New construction continues to expand across New Caney, Porter, Atascocita, Dayton and Cleveland, built by many of Texas' largest homebuilders.

Even brand-new homes can contain observable installation deficiencies. RedFish offers pre-drywall, final builder and one-year builder warranty inspections to help document conditions at each stage.

  • Pre-Drywall inspection
  • Final Builder inspection
  • One-Year Builder Warranty inspection

Luxury & executive home inspections

Kingwood, The Groves, Atascocita Shores and Royal Brook include a concentration of luxury and executive homes with expanded systems and amenities.

These properties often include multiple HVAC systems, large electrical services, smart home features, outdoor kitchens, pools and spas, extensive roofing and detached structures — all of which may extend the time needed to complete a thorough inspection.

Farm, ranch & acreage property inspections

Many properties throughout Dayton, Cleveland, Huffman, Porter Heights and Splendora sit on large lots or acreage, often including barns, workshops, horse facilities, detached garages, equipment buildings, guest houses and other agricultural improvements.

The primary residence is evaluated in accordance with the TREC Standards of Practice. Additional structures may be inspected when included in the agreed inspection scope.

Commercial property inspections

Northeast Houston's growing commercial corridors include office buildings, retail centers, medical offices, warehouses, restaurants, multi-tenant buildings and mixed-use properties. Commercial inspection scopes should be customized before the appointment.

  • Office buildings
  • Retail centers
  • Medical offices
  • Warehouses
  • Restaurants
  • Multi-tenant buildings
  • Mixed-use properties

Optional add-on services are available for qualifying properties, including thermal imaging, pool and spa inspection, sewer scope, private well and septic evaluation.

Scope

What Does a Home Inspection in Northeast Houston Include?

The precise inspection scope depends on the service agreement and property conditions. A typical home inspection may address the following accessible systems.

InteriorWalls, ceilings, floors, doors and windowsInterior materials may reveal movement or moisture
ExteriorCladding, trim, grading and drainageExterior systems help protect the building

Local conditions

Common Property Conditions Throughout Northeast Houston

Northeast Houston spans fast-growing master-planned communities, waterfront neighborhoods near Lake Houston, and rural acreage properties throughout Liberty, Montgomery and eastern Harris County. That variety creates several inspection considerations.

Rapid residential growth

New Caney, Porter, Dayton, Atascocita and Cleveland are experiencing rapid residential growth. An independent inspection on new construction can help buyers document conditions separately from the builder's internal process.

Lake Houston & waterfront properties

Homes near Lake Houston and other waterfront areas may experience additional exterior moisture exposure, drainage considerations, deck conditions, elevated humidity effects, roof wear and crawl space or exterior finish concerns.

Foundation movement & expansive clay soils

Expansive clay soils common throughout the region can contribute to interior drywall cracking, brick veneer separation, uneven flooring, sticking doors and windows, and visible foundation cracking or signs of previous repairs. A structural engineer may be recommended when warranted.

Drainage & heavy rainfall

Inspectors evaluate lot grading, gutters, downspouts, splash blocks and surface drainage for evidence of water collecting around the foundation, which heavy regional rainfall can make more noticeable.

Floodplain & Lake Houston area

Properties near Lake Houston, the San Jacinto River, the East Fork San Jacinto River, Peach Creek and Luce Bayou may be located near mapped floodplain areas. RedFish documents observable conditions; buyers should review flood maps, disclosures and insurance requirements separately.

Roofing systems

Inspectors evaluate general roof wear, damaged shingles, flashing, roof penetrations, drainage components and storm-related observations on accessible roof surfaces.

Wells & septic systems

Many rural homes throughout Liberty, Montgomery and eastern Harris County rely on private wells and onsite wastewater systems. Optional well, septic and aerobic system inspections are available for qualifying properties.

Sewer-line concerns

A standard inspection evaluates visible plumbing but does not show the interior of buried sewer piping. A sewer scope may be useful for older properties, homes near mature trees or properties with drainage symptoms. Camera access can be limited by the cleanout location, line configuration or existing blockage.

Sewer scope inspections →

Termites and conducive conditions

Warm temperatures, moisture and wood-based construction can support wood-destroying insect activity. A separate WDI inspection may identify visible evidence of active infestation, previous activity, damage or conducive conditions within the service scope.

How it works

Our Inspection Process

StepWhat happensYour result
1. ScheduleSelect services and provide property informationAn inspection matched to the property
2. InspectThe inspector evaluates accessible componentsIndependent field observations
3. ReviewDiscuss significant findings and questionsBetter understanding of the property
4. ReportReceive the organized digital reportUseful information for your next decision

Schedule the appropriate services

Provide the address, approximate size, age, property type and transaction deadline. Also identify pools, detached structures, commercial spaces, new construction phases or desired specialty services.

Attend when practical

Clients are encouraged to attend when access and circumstances permit. Being present allows the buyer or owner to see major systems and ask questions. The inspector still needs adequate space and concentration to complete the evaluation.

Review the full report

Do not rely only on the summary. Read the complete report, including limitations, photographs and recommendations. The report may recommend further evaluation by a structural engineer, electrician, plumber, HVAC contractor, roofer, pest professional or other qualified specialist.

Discuss decisions with the right professional

An inspector explains the property conditions observed. Your real estate professional or attorney should advise you about contract deadlines, negotiations and available options.
