Josh did an excellent job with my home inspection. It wasn't just a rush job he took the time to go through the property to make sure everyting was functioning properly. He found several issues with the property that assisted me with getting several repair credits from the seller. He took the time to explain the details of the inspection report and also the repair recommendations. I would definitely recommend Josh again.

I had a great experience working with Josh as my home inspector. He was extremely thorough during the inspection and took the time to explain things clearly along the way.

What really stood out was his responsiveness, even after the inspection, he was willing to answer my follow-up questions over text and provide helpful guidance.

I highly recommend Josh if you’re looking for a knowledgeable and reliable home inspector.

The link sent to me took me to Dallas RF reviews so just in case I am also posting here. Steve V. was the best. Incredibly kind specialist and patient and helped us understand not only the minor defects but how to take care of our home too. Office was very helpful as well. We feel we got what we paid for and more. Definitely will be going back. Thank you!

Keep up the great work!
Thankful for the referral for a new build. One would assume a new build was in the clear for inspection, but William was thorough with a pre-foundation report. We appreciate the feedback on what we would've not known. We trust our builder, but the additional eyes and communication is a reassuring experience.

Title: Outstanding Service from Magnolia Home Inspection Services!

Review:
My clients recently utilized Magnolia Home Inspection Services for a property inspection, and I must say, my clients and myself were thoroughly impressed! From start to finish, the service provided was exceptional. The inspector was late for the appointment time, but he was incredibly thorough in examining every nook and cranny of the property, and finished in a timely manner.

What truly set Magnolia Home Inspection Services apart was the detailed report we received just hours after the inspection was completed. Not only was it comprehensive, but it also included a plethora of pictures and videos, giving me a clear understanding of the areas that were inspected.

The attention to detail and dedication to providing a comprehensive inspection report truly exceeded our expectations. My clients feel confident moving forward with their property knowing that every aspect has been thoroughly examined.

I wholeheartedly recommend Magnolia Home Inspection Services to anyone in need of a reliable and thorough inspection. Their professionalism, attention to detail, and promptness in delivering results make them a top choice in the industry. Thank you for the outstanding service!

Local conditions

Common Property Conditions in Northwest Dallas & Denton County

Homes throughout Denton County range from historic downtown districts and established neighborhoods to luxury estates, golf communities, equestrian properties, master-planned developments and lakefront homes. While every property is unique, several regional conditions are commonly evaluated during our inspections.

TREC-licensed home inspector serving Denton County

Foundation Performance

North Texas is well known for expansive clay soils that expand during wet weather and shrink during periods of drought. During the inspection we visually evaluate accessible areas for observations such as interior drywall cracks, uneven flooring, doors and windows that bind, brick veneer separation, visible foundation cracking where accessible and evidence of previous foundation repairs.

Roofing Systems

North Texas weather exposes homes to hailstorms, high winds, heavy rain, extreme summer heat, severe thunderstorms and occasional winter ice events. Our inspectors visually evaluate accessible roofing materials, flashing, valleys, roof penetrations, chimneys where applicable, general visible wear and drainage patterns.

HVAC Systems

Reliable heating and cooling are essential throughout Denton County. Our inspections include a visual evaluation of accessible heating operation, cooling operation, thermostat function, airflow, condensate drainage and visible ductwork. Larger luxury homes frequently contain multiple HVAC systems, all inspected within the applicable scope.

Plumbing & Electrical Systems

Whether inspecting a historic home in Denton or a newly built home in Aubrey, our inspections include a visual evaluation of accessible water supply piping, drain piping, fixtures, water heaters and visible leaks, plus the main electrical service, distribution panels, branch wiring, receptacles, GFCI/AFCI protection where applicable, and visible grounding and bonding.

Drainage & Site Grading

Proper drainage is especially important throughout Denton County because expansive soils can increase the effects of seasonal moisture changes around foundations. Our inspectors visually evaluate accessible site grading, surface drainage, gutters, downspouts, drainage swales where visible and areas where water may collect near the home's foundation.

Lakefront & Rural Property Considerations

Communities surrounding Lewisville Lake, including Little Elm, Lake Dallas, Hickory Creek, Highland Village, Oak Point and Shady Shores, may experience environmental conditions that differ from inland neighborhoods. Depending on the property's location, our inspection may include visible observations of site drainage, moisture exposure, exterior decks, retaining walls where accessible, detached structures and sloped lots. Boat docks, seawalls and shoreline stabilization systems generally require specialized inspections outside the standard TREC home inspection unless specifically contracted.

Yes. Denton County continues to be one of the fastest-growing residential markets in Texas, with thousands of homes built every year. Absolutely. Many luxury homes feature sophisticated building systems and custom amenities that benefit from a detailed inspection. Depending on the property, inspections may include visible observations of multiple HVAC systems, premium roofing materials, outdoor kitchens, swimming pools and spas, smart-home technology, wine rooms, detached guest houses and irrigation systems. Luxury homes often benefit from a comprehensive inspection before purchase.
Do you inspect horse properties and acreage homes?
Yes. Communities including Argyle, Pilot Point, Ponder, Krum, Sanger and Northlake contain ranches, equestrian facilities and acreage properties. Depending on the property, our inspection may include visible observations of detached garages, barns, workshops, exterior structures, site grading and drainage around improvements. Specialized agricultural equipment, wells, septic systems or equestrian facilities may require additional evaluation by qualified specialists.
Do you inspect historic homes in Denton and Grapevine?

Every inspection follows the Texas Real Estate Commission (TREC) Standards of Practice.

Yes. We encourage buyers to attend the final portion of the inspection whenever possible. This provides an opportunity to review significant observations, ask questions and become familiar with the home's systems and maintenance needs.
How long does a home inspection take?
Most residential inspections require 2 to 4 hours, depending on the size, age and complexity of the home. Luxury estates, horse properties, lakefront homes and homes with detached structures may require additional inspection time.
