Josh did an excellent job with my home inspection. It wasn't just a rush job he took the time to go through the property to make sure everyting was functioning properly. He found several issues with the property that assisted me with getting several repair credits from the seller. He took the time to explain the details of the inspection report and also the repair recommendations. I would definitely recommend Josh again.

I had a great experience working with Josh as my home inspector. He was extremely thorough during the inspection and took the time to explain things clearly along the way.

What really stood out was his responsiveness, even after the inspection, he was willing to answer my follow-up questions over text and provide helpful guidance.

I highly recommend Josh if you’re looking for a knowledgeable and reliable home inspector.

The link sent to me took me to Dallas RF reviews so just in case I am also posting here. Steve V. was the best. Incredibly kind specialist and patient and helped us understand not only the minor defects but how to take care of our home too. Office was very helpful as well. We feel we got what we paid for and more. Definitely will be going back. Thank you!

Thankful for the referral for a new build. One would assume a new build was in the clear for inspection, but William was thorough with a pre-foundation report. We appreciate the feedback on what we would've not known. We trust our builder, but the additional eyes and communication is a reassuring experience.

Title: Outstanding Service from Magnolia Home Inspection Services!

Review:
My clients recently utilized Magnolia Home Inspection Services for a property inspection, and I must say, my clients and myself were thoroughly impressed! From start to finish, the service provided was exceptional. The inspector was late for the appointment time, but he was incredibly thorough in examining every nook and cranny of the property, and finished in a timely manner.

What truly set Magnolia Home Inspection Services apart was the detailed report we received just hours after the inspection was completed. Not only was it comprehensive, but it also included a plethora of pictures and videos, giving me a clear understanding of the areas that were inspected.

The attention to detail and dedication to providing a comprehensive inspection report truly exceeded our expectations. My clients feel confident moving forward with their property knowing that every aspect has been thoroughly examined.

I wholeheartedly recommend Magnolia Home Inspection Services to anyone in need of a reliable and thorough inspection. Their professionalism, attention to detail, and promptness in delivering results make them a top choice in the industry. Thank you for the outstanding service!

Local conditions

Common Property Conditions in Arlington & Southeast Tarrant County

Housing throughout Arlington and Southeast Tarrant County ranges from mid-century neighborhoods and historic communities to luxury subdivisions, rural acreage and newly built master-planned developments. While every property is unique, several regional conditions are commonly evaluated during our inspections.

TREC-licensed home inspector serving Arlington & Southeast Tarrant County

Foundation Performance

Much of the region is built on expansive clay soils that naturally expand after periods of rain and shrink during drought. We visually evaluate accessible areas for drywall cracking, brick veneer separation, uneven flooring, doors and windows that bind, visible foundation cracking where accessible, previous foundation repairs and site drainage concerns.

Roofing Systems

Homes throughout Southeast Tarrant County experience hailstorms, high winds, heavy rainfall, extreme summer temperatures, severe thunderstorms and occasional winter ice events. Our inspectors visually evaluate accessible roofing materials, flashing, valleys, roof penetrations, chimneys where applicable, general visible wear and drainage patterns.

HVAC Systems

North Texas summers place significant demands on residential HVAC systems. Our inspections include a visual evaluation of accessible heating operation, cooling operation, thermostat function, airflow, condensate drainage and visible ductwork. Larger homes commonly contain multiple HVAC systems that are evaluated individually within the scope of the inspection.

Plumbing & Electrical Systems

Whether inspecting an older Arlington home or a newly built property in Burleson, our inspections include a visual evaluation of accessible water supply piping, drain piping, plumbing fixtures, water heaters and visible leaks, plus the main electrical service, distribution panels, branch wiring, receptacles, GFCI protection, AFCI protection where applicable and visible grounding and bonding.

Drainage & Site Grading

Proper drainage is especially important throughout Arlington and Southeast Tarrant County because seasonal moisture changes can influence soil movement around a home's foundation. Our inspectors visually evaluate accessible site grading, surface drainage, gutters, downspouts, drainage swales where visible and areas where water may collect near the foundation. Visible drainage observations are documented in the inspection report.

Pools & Outdoor Living

Luxury homes throughout Mansfield, Dalworthington Gardens and portions of Arlington frequently include outdoor living spaces designed for year-round enjoyment. Depending on the property, our inspection may include visible observations of swimming pools, attached spas, outdoor kitchens, covered patios, irrigation systems, retaining walls where accessible and exterior drainage around outdoor amenities.
