⭐⭐⭐⭐⭐

I had a great experience with Redfish Inspections for my home purchase . Gary Parr was thorough, professional, and clearly knows his craft. The report was incredibly detailed — over 30 pages with photos, videos, and clear explanations of every finding, from roof and structural issues down to electrical safety items I never would have caught on my own. He even included a sewer scope with camera footage, which gave me real negotiating power before closing. The report was easy to understand, with each item categorized by severity and practical recommendations on who to call. As a first-time buyer navigating a big decision, this inspection gave me the clarity and confidence I needed. Highly recommend Gary and the Redfish team!

I am very happy with Redfish. Inspector Johnathan was amazing. My wife and I are building our first home and we used Redfish for the inspection. They were extremely detailed and thorough. They used a drone to inspect the roof and a scope to inspect the sewage system. They took the time to explain and walk me through all of her findings. The report that was produced is easy to understand, has pictures and even videos. I couldn’t be happier with their services. Highly recommend.

Buying a house is not without stress and then when you find the one you love, you wonder - what's behind the paint, the wall, is there enough insulation or is the house like a sieve, do the things work like they supposed to, how about the roof, the gutters, the foundation and them critters, we are in Texas after all. Redfish Inspections was recommended by our realtor, whom we truly trust and they did not let us down. Scheduled a next day appointment, our inspector Stephen got in touch to let us know when he will be there and that we are welcome to meet him to discuss his findings. We opted for the Ultra Package to get a good baseline at the beginning of our ownership. We received the detailed report before the end of the same day, grouped by subject and complete with photos, videos and recommendation. There is no way any buyer would have the capacity to complete such a thorough examination without expert help. The report included a general summary of the house then structural systems including roof, gutters, foundation, doors, windows, hardware, fences, next electrical, HVAC, plumbing and appliances - which in our case revealed a leaking dishwasher.

We were very happy with the depth of the inspection, Stephen was extra helpful, explained and answered all our questions - I can highly recommend RedFish Inspection services.

I had a great experience with Redfish Inspections and would highly recommend them.

From the very beginning, Anne was extremely helpful when I called to ask about scheduling and the inspection process. She answered all of my questions, explained the different inspection packages clearly, and never once made me feel pressured to choose a specific option.

Stephen came out to perform the inspection and did an excellent job. He was very thorough and took the time to walk me through what he was seeing while he inspected the home. He explained things clearly and was very patient with the questions I had along the way.

The online inspection report was also very detailed and easy to follow, which made it simple to understand the findings and next steps.

Overall, it was a very professional and smooth experience from start to finish. I would absolutely use Redfish Inspections again and would confidently recommend them to anyone needing a home inspection.

Five stars for Inspector Robert! Our inspector, Robert Ramirez, was incredibly professional, kind, and knowledgable through the entire inspection process. As a first time home buyer, he helped me understand everything he was looking at and everything going in the report. I probably asked him more questions than he’s gotten in a while, and he answered every one! Would recommend Red Fish and ask for Robert!

Jose was friendly, wonderful and very informative. My realtor and I booked Redfish due to my realtor having good experiences and they inspect new builds. We booked the Ultra package because we wanted to EVERYTHING. We wanted to see the foundation condition , sewer/sewer line, and lawn irrigation system. The service was fast and the detailed. Jose arrived at 1pm and we received the written report at 5pm ON THE SAME DAY! We will definitely be using Redfish for our 1 year inspection.

Local knowledge

Built for Houston's Diverse Neighborhoods and Property Types

Greater Houston stretches across dozens of cities, master-planned communities, historic neighborhoods and coastal towns along the Gulf Coast. Its homes range from century-old bungalows to brand-new construction, each shaped by different soils, weather exposure and building eras.

A home in an established inner-loop neighborhood may present different questions than a newer property near the outer suburbs. Pools, extensive landscaping, remodeled interiors, aging building systems and high-end equipment can also affect the inspection .

RedFish evaluates accessible property systems and components, documents observed conditions and explains significant findings in practical language. You receive an organized digital report that can help you discuss the property with your real estate professional, builder, contractor or other qualified specialist.

Why RedFish

Why Choose RedFish for a Home Inspection in Houston?

Buying property across a metro area as large as Greater Houston means every neighborhood brings its own building styles, soils and climate exposure. RedFish helps replace guesswork with organized, easy-to-read information wherever the property is located.

TREC-Licensed Local Inspectors

RedFish inspectors are experienced with Houston's humid climate, expansive soils, storm exposure and rapid construction pace — conditions that vary across the region's many communities.

Same-Day Digital Reports

Photo-rich, video-supported and organized by severity, RedFish reports are built to be mobile-friendly and delivered fast — a meaningful advantage during tight Texas option periods.

Every Property Type

Residential, new construction, commercial, waterfront, luxury, rural, condos and townhomes — the inspection scope can be matched to the property, wherever it sits in Greater Houston.

Residential inspection services →

Specialty Options In One Place

Termite/WDI, sewer scope, thermal imaging, pool & spa, well, septic and house elevation plots can all be added to a single appointment when the property qualifies.

Services

Greater Houston Home Inspection Services

Properties across Greater Houston range from established inner-loop homes to new construction, luxury residences, waterfront properties, townhomes, condominiums and commercial buildings. The right inspection depends on the property's age, design, condition and intended use.

Inspection serviceBest suited forPrimary purpose
Buyer & seller inspectionExisting residential propertiesEvaluate accessible systems and components
New construction inspectionHomes being builtDocument visible installation & workmanship concerns
Warranty inspectionNewer homesIdentify concerns before a builder-warranty deadline
Commercial inspectionBusiness & investment propertiesEvaluate applicable building systems and conditions
Specialty inspectionProperties needing added evaluationExamine specific components/risks outside the basic scope

Buyer & Seller Home Inspections

A buyer inspection provides an independent visual evaluation of accessible property systems and components before closing. The report can help buyers distinguish between routine maintenance, components nearing the end of their service life and conditions that may require prompt professional attention.

A pre-listing inspection can help an owner learn about visible property concerns before prospective buyers conduct their own inspections, allowing time to gather repair estimates or complete selected maintenance.

New Construction Inspections

Greater Houston continues to add new residential development alongside established neighborhoods. A newly built home can still contain incomplete work, damaged materials or installation concerns that an independent inspection may identify.

  • Foundation or pre-pour preparation
  • Framing and pre-drywall
  • Final inspection before closing
  • Warranty inspection before coverage expires

Commercial Property Inspections

Commercial buildings across the Houston metro can include larger roofs, multiple HVAC units, extensive electrical systems, fire-protection components and parking areas. Because scopes vary widely by property type, RedFish defines the inspection scope with the client before the appointment.

Waterfront Property Inspections

Homes near Clear Lake, Galveston Bay and the upper Texas coast can include docks, piers, boat lifts and bulkheads. These features may be evaluated within an agreed scope alongside the residence.

Specialty Inspection Services

Selected properties may benefit from services added to the standard inspection:

  • Termite & WDI inspection
  • Sewer scope
  • Thermal imaging
  • Pool & spa
  • House elevation plots
  • Well & septic
  • Mold testing

Commercial property inspections across Greater Houston

Greater Houston is home to a large and varied commercial market. Commercial inspection scopes should be customized before the appointment based on the building type and client objectives.

  • Office buildings
  • Retail centers
  • Warehouses
  • Medical offices
  • Restaurants
  • Industrial facilities
  • Mixed-use properties
  • Investment properties

Scope

What Does a Home Inspection in Houston Include?

The precise inspection scope depends on the service agreement and property conditions. A typical home inspection may address the following accessible systems.

SystemIncludedTypical observations
RoofingStorm damage, flashing, aging materials
FoundationMovement, settlement, moisture
ElectricalPanels, outlets, visible wiring
PlumbingFixtures, leaks, water heaters
HVACHeating, cooling, airflow
AtticInsulation, ventilation, moisture
ExteriorSiding, grading, drainage
InteriorWalls, ceilings, doors, windows

The inspection is a visual evaluation of accessible conditions at the time of service. Concealed, inaccessible and intermittent conditions may not be discovered.

Local conditions

Property Concerns Commonly Evaluated Across Greater Houston

Greater Houston's climate, soils and coastal exposure create several inspection considerations that recur across the region, regardless of a property's specific neighborhood.

Expansive Clay Soils & Movement

Houston-area clay soils expand and contract with moisture changes, which can contribute to cracks, sticking doors and uneven floors. A home inspector documents visible conditions and may recommend evaluation by a structural engineer.

Drainage & Heavy Rainfall

Inspectors evaluate visible grading, gutters, downspouts and standing water at the time of the appointment. A home inspection does not predict future flooding — review FEMA flood maps and seller disclosures independently.

Humidity, Condensation & Moisture

Gulf Coast humidity can contribute to condensation and moisture in the attic, at HVAC equipment and along ductwork. Mold testing is a separate service and is not part of a standard visual inspection.

Hurricanes & Wind-Driven Rain

Inspectors evaluate the roof covering, flashing and vents for visible storm-related damage. Drone imagery may be used to view the roof where appropriate, safe and permitted.

Aging Plumbing & Sewer Lines

Older Houston-area neighborhoods may have aging supply and drain piping. A sewer scope can reveal accessible portions of buried sewer lines that a standard inspection cannot show.

Sewer scope inspections →

Termites & Wood-Destroying Insects

Warm, humid conditions across the region can support wood-destroying insect activity. A separate WDI inspection evaluates visible evidence of activity, damage or conducive conditions within its own scope.

Termite and WDI inspections →

How it works

Our Inspection Process

StepWhat happensYour result
1. ScheduleSelect services and provide property informationAn inspection matched to the property
2. InspectThe inspector evaluates accessible componentsIndependent field observations
3. ReviewDiscuss significant findings and questionsBetter understanding of the property
4. ReportReceive the organized digital reportUseful information for your next decision

Schedule the appropriate services

Provide the address, approximate size, age, property type and transaction deadline. Also identify pools, detached structures, commercial spaces, new construction phases or desired specialty services.

Attend when practical

Clients are encouraged to attend when access and circumstances permit. Being present allows the buyer or owner to see major systems and ask questions. The inspector still needs adequate space and concentration to complete the evaluation.

Review the full report

Do not rely only on the summary. Read the complete report, including limitations, photographs and recommendations. The report may recommend further evaluation by a structural engineer, electrician, plumber, HVAC contractor, roofer, pest professional or other qualified specialist.

Discuss decisions with the right professional

An inspector explains the property conditions observed. Your real estate professional or attorney should advise you about contract deadlines, negotiations and available options.

Answers

Frequently Asked Questions

How much does a home inspection cost in Houston?
Pricing depends on the property's size, age, type, location and selected specialty services. RedFish advertises residential home inspections starting at $299, but confirm the final price for the specific property.
How long does a Houston home inspection take?
Many take approximately two to four hours, but time varies. Large, older, occupied or complex properties take longer; pools, sewer scopes, WDI, and outbuildings can extend it.
When should I schedule the inspection?
As soon as the contract and access allow. Texas transaction deadlines can be short. Confirm all dates with your real estate professional or attorney.
Can I attend my home inspection?
Clients are generally encouraged to attend when practical and permitted. Avoid distracting the inspector during detailed work and follow all access instructions.
When will I receive the report?
RedFish promotes same-day digital reports with photographs, videos and organized findings. Timing may depend on property, scope and field conditions.
What does a standard Houston home inspection include?
Accessible structural components, roofing, electrical, plumbing, HVAC, attic, interior, exterior, built-in appliances and other applicable systems, defined by the service agreement and applicable standards.
Does a home inspection include a termite inspection?
A termite/WDI inspection is a separate service that may be included in certain packages or added to the appointment. Confirm details when booking.
Should I order a sewer scope?
Valuable for older homes, properties with mature trees, homes with drainage symptoms, or an unknown sewer-line history. It reveals accessible portions of the line a standard inspection cannot.
Can an inspector tell whether a Houston home has flooded?
An inspector may observe staining, damage, drainage concerns or repairs, but a standard inspection cannot certify a property has never flooded or predict future flooding. Review disclosures, flood maps and records independently.
Does RedFish serve areas outside Houston?
Yes. RedFish serves Houston, Dallas–Fort Worth and San Antonio, with broad Greater Houston coverage. Confirm address-level availability with the scheduling team.
