It also means large pines and hardwoods are growing considerably closer to foundations than they would be almost anywhere else.

A mature tree can draw hundreds of gallons of water from the soil per day during summer. When those roots run alongside or beneath a slab in high-plasticity clay, they create a localized dry zone — and the foundation settles toward it. This is one of the most common contributors to differential movement we document in these neighborhoods.

Here’s the part that surprises people: You may not be free to remove the tree. Tree preservation standards, covenant review requirements, and architectural approval processes apply across much of this area, and they vary by community and sometimes by village or section. A homeowner who identifies a tree as the source of foundation movement may find that removal requires approval — and may not get it.

During dry stretches, supplement with soaker hoses roughly 12 to 18 inches from the slab edge on a steady schedule rather than occasional heavy soaking, which shocks dry clay.

Pool density is high in these neighborhoods, and pools interact with foundations in ways owners rarely consider.
