⭐⭐⭐⭐⭐

I had a great experience with Redfish Inspections for my home purchase . Gary Parr was thorough, professional, and clearly knows his craft. The report was incredibly detailed — over 30 pages with photos, videos, and clear explanations of every finding, from roof and structural issues down to electrical safety items I never would have caught on my own. He even included a sewer scope with camera footage, which gave me real negotiating power before closing. The report was easy to understand, with each item categorized by severity and practical recommendations on who to call. As a first-time buyer navigating a big decision, this inspection gave me the clarity and confidence I needed. Highly recommend Gary and the Redfish team!

I am very happy with Redfish. Inspector Johnathan was amazing. My wife and I are building our first home and we used Redfish for the inspection. They were extremely detailed and thorough. They used a drone to inspect the roof and a scope to inspect the sewage system. They took the time to explain and walk me through all of her findings. The report that was produced is easy to understand, has pictures and even videos. I couldn’t be happier with their services. Highly recommend.

Buying a house is not without stress and then when you find the one you love, you wonder - what's behind the paint, the wall, is there enough insulation or is the house like a sieve, do the things work like they supposed to, how about the roof, the gutters, the foundation and them critters, we are in Texas after all. Redfish Inspections was recommended by our realtor, whom we truly trust and they did not let us down. Scheduled a next day appointment, our inspector Stephen got in touch to let us know when he will be there and that we are welcome to meet him to discuss his findings. We opted for the Ultra Package to get a good baseline at the beginning of our ownership. We received the detailed report before the end of the same day, grouped by subject and complete with photos, videos and recommendation. There is no way any buyer would have the capacity to complete such a thorough examination without expert help. The report included a general summary of the house then structural systems including roof, gutters, foundation, doors, windows, hardware, fences, next electrical, HVAC, plumbing and appliances - which in our case revealed a leaking dishwasher.

We were very happy with the depth of the inspection, Stephen was extra helpful, explained and answered all our questions - I can highly recommend RedFish Inspection services.

I had a great experience with Redfish Inspections and would highly recommend them.

From the very beginning, Anne was extremely helpful when I called to ask about scheduling and the inspection process. She answered all of my questions, explained the different inspection packages clearly, and never once made me feel pressured to choose a specific option.

Stephen came out to perform the inspection and did an excellent job. He was very thorough and took the time to walk me through what he was seeing while he inspected the home. He explained things clearly and was very patient with the questions I had along the way.

The online inspection report was also very detailed and easy to follow, which made it simple to understand the findings and next steps.

Overall, it was a very professional and smooth experience from start to finish. I would absolutely use Redfish Inspections again and would confidently recommend them to anyone needing a home inspection.

Local knowledge

Local Knowledge Matters in New Waverly

New Waverly offers a unique combination of small-town living, rural properties and convenient access to Huntsville, Willis, Conroe and Interstate 45. Buyers can choose from established homes, custom residences, wooded acreage and working ranches, each with its own inspection considerations.

Home inspection in New Waverly, TX

Homes on larger tracts often include detached structures, private wells, septic systems and long driveways, while newer developments may benefit from independent inspections before closing or before the builder warranty expires.

Our inspectors provide clear communication, detailed reporting and practical explanations so buyers and sellers can make informed decisions. You receive an organized digital report that can help you discuss the property with your real estate professional, builder, contractor or other qualified specialist.

Why RedFish

Why New Waverly Homeowners Choose RedFish

Buying rural property can feel like entering issue number one of a new comic series. The pines look majestic, the porch is perfect and then somebody notices the well pressure tank cycling like a caffeinated sidekick. RedFish helps replace guesswork with organized information.

TREC licensed, rural-property experience

Our TREC-licensed professional inspectors understand the characteristics common to Walker County and northern Montgomery County properties. Nearby service areas include Huntsville, Willis, Conroe, Montgomery, Coldspring, Shepherd, Riverside and Point Blank.

Same-day digital reporting

A useful report should make findings easier to understand—not leave the client decoding mysterious symbols in the Batcave. RedFish promotes same-day digital reporting with photographs, videos and organized, easy-to-follow observations.

Residential, commercial and ranch options

The inspection scope can be matched to the property. RedFish offers residential inspections, commercial inspections, farm and ranch inspections, new construction and builder warranty services, plus thermal imaging and other specialty options.

Clear, practical explanations

Whether you're purchasing your first home, a ranch property, a custom home on acreage or preparing to sell, technical language should be translated into ordinary language: what was observed, why it matters and whether repair, monitoring or specialist evaluation may be appropriate.

Services

Inspection Services in New Waverly

RedFish Inspections provides comprehensive inspection services for homeowners, buyers, sellers and investors throughout New Waverly and Walker County. The right inspection depends on the property's age, design, condition and intended use.

Residential and buyer inspections

A visual evaluation of accessible roofing, structural, electrical, plumbing, HVAC, attic, insulation, interior and exterior systems.

A buyer inspection helps purchasers understand the home's condition before completing their purchase. The exact scope is governed by the inspection agreement, property access and applicable standards.

The report can help buyers distinguish between routine maintenance, damaged components and conditions that may require prompt professional attention.

Seller pre-listing inspections

A pre-listing inspection helps sellers identify observable conditions before listing their home.

The seller may use the information to gather repair estimates, complete selected maintenance or prepare documentation. A seller inspection does not replace disclosure obligations or prevent a buyer from ordering another inspection.

New construction inspections

Although New Waverly maintains its rural character, new homes continue to be built throughout the area. RedFish provides independent inspections performed during construction, before closing and before builder warranty expiration.

A pre-drywall inspection provides an opportunity to observe certain framing, plumbing, electrical and mechanical components before wall coverings conceal them. A final inspection examines the substantially completed home. The inspector does not replace municipal inspections or the builder's quality-control process.

  • Foundation or pre-pour preparation
  • Framing and pre-drywall
  • Final inspection before closing
  • Warranty inspection before coverage expires

Builder warranty inspections

Conducted before the one-year builder warranty expires, a warranty inspection helps homeowners identify observed conditions for discussion with the builder while coverage may remain available.

The inspection may document concerns involving doors, cracks, drainage, HVAC performance, plumbing fixtures, appliances and other accessible components after the home has experienced ordinary use, temperature changes and heavy rainfall.

RedFish does not determine whether a builder must complete a repair. Coverage decisions are controlled by the owner's warranty documents and builder policies.

Farm, ranch and commercial property inspections

Farm and ranch inspections are designed for ranches, acreage homes, horse properties and rural residences with multiple structures, and RedFish also inspects commercial buildings and investment properties throughout the New Waverly area. These inspections can include detached structures, wells, septic systems and other improvements based on the agreed scope of work, so the scope should be customized before the appointment.

  • Barns and horse facilities
  • Workshops and equipment sheds
  • Detached garages
  • Guest houses
  • Fencing and gates
  • Private wells and septic systems
  • Acreage, long drives and site drainage
  • Tenant and commercial spaces

Local conditions

Common Property Concerns in New Waverly

New Waverly offers a mix of established homes, custom residences, ranches and wooded acreage properties. Because many homes are located outside traditional subdivisions, inspections often include unique considerations that differ from those found in more urban communities. While every property is unique, our inspectors commonly evaluate the following conditions.

Same-day digital home inspection report from RedFish Inspections

Foundation movement

Expansive clay soils in Walker County respond to seasonal cycles of rain and drought, which can contribute to movement beneath a home. Inspectors evaluate accessible structural components for drywall cracks, brick veneer separation, uneven flooring, sticking doors and windows, separation around trim and visible foundation cracking. When further evaluation appears appropriate, we recommend a qualified structural engineer.

Roofing systems and storm exposure

Homes in New Waverly experience prolonged summer heat, heavy rainfall, thunderstorms, hail and occasional tropical weather systems. Inspectors visually evaluate accessible roofing materials for missing or damaged shingles, flashing deficiencies, roof penetrations, drainage concerns, general wear and visible storm-related damage.

HVAC systems

Air conditioning is essential throughout Walker County due to long, hot summers and high humidity. Accessible components are evaluated, including cooling performance, heating operation (weather permitting), the air handler, condensate drain, thermostat operation and visible ductwork. Routine maintenance helps improve efficiency and extend equipment life.

Electrical systems

Electrical systems vary depending on the home's age, construction and any additions made over time. Inspectors evaluate accessible main electrical panels, circuit breakers, receptacles, switches, visible wiring and GFCI protection where applicable.

Detached buildings and ranch improvements

Many New Waverly properties include improvements beyond the primary residence. Depending on the services selected, inspections may include barns, workshops, detached garages, horse facilities, equipment sheds and guest houses — giving buyers a more complete understanding of the property's condition.

Forested setting and drainage

New Waverly sits near Sam Houston National Forest, giving many properties a heavily wooded setting. Mature trees can contribute to roof debris accumulation, gutter maintenance, increased shade and moisture retention, and limb damage during storms. Inspectors evaluate accessible exterior conditions and note observations that may affect performance.

Wells and private water systems

Many rural properties in the New Waverly area rely on private wells instead of municipal water service. When requested, well inspections evaluate accessible components such as pressure tanks, pump operation, visible plumbing connections, functional water flow and equipment condition. Water quality testing may also be available upon request.

Well inspection services →

Septic systems

Many homes outside city utilities depend on onsite wastewater treatment systems. Because septic systems fall outside the scope of a standard TREC home inspection, many buyers choose to schedule a dedicated septic inspection before closing. Understanding the system's condition can help avoid unexpected repairs and provide peace of mind.

Septic inspection services →

How it works

Our Inspection Process

StepWhat happensYour result
1. ScheduleSelect services and provide property informationAn inspection matched to the property
2. InspectThe inspector evaluates accessible componentsIndependent field observations
3. ReviewDiscuss significant findings and questionsBetter understanding of the property
4. ReportReceive the organized digital reportUseful information for your next decision

Schedule the appropriate services

Provide the address, approximate size, age, acreage, property type and transaction deadline. Also identify barns, workshops, detached garages, horse facilities, guest houses, private wells, septic systems, commercial spaces or new construction phases.

Attend when practical

We encourage buyers to attend the final walkthrough so we can explain significant observations and answer questions about the property. The inspector still needs adequate space and concentration to complete the evaluation.

Review the full report

Do not rely only on the summary. Read the complete report, including limitations, photographs and recommendations. The report may recommend further evaluation by a structural engineer, electrician, plumber, HVAC contractor, roofer, well or septic professional, pest professional or other qualified specialist.

Discuss decisions with the right professional

An inspector explains the property conditions observed. Your real estate professional or attorney should advise you about contract deadlines, negotiations and available options.

Answers

Frequently Asked Questions

Do you inspect ranch and acreage properties?
Yes. We regularly inspect ranches, custom homes and properties on acreage throughout New Waverly and Walker County.
Can detached barns and workshops be inspected?
Yes. Detached structures can often be included in the inspection scope. Let us know about any additional buildings when scheduling your inspection.
Do you inspect homes with wells and septic systems?
Yes. Optional well and septic inspections are available for many rural properties where these systems are present. Water quality testing may also be available upon request.
Should I inspect a newly built home?
Absolutely. Even newly constructed homes can have installation deficiencies or incomplete work. An independent inspection provides valuable information before closing.
How long does a home inspection take?
Most inspections take between two and four hours depending on the property's size, age, complexity and any optional services selected.
When will I receive my inspection report?
In most cases, you'll receive your digital inspection report the same day, complete with photographs and organized observations.
Can I attend the inspection?
Yes. We encourage buyers to attend the final walkthrough so we can explain significant observations and answer questions about the property.
Why is a rural home inspection different?
Rural homes often include larger lots, detached buildings, private utilities and additional improvements. These features can require optional inspection services beyond a standard residential inspection.
What are common issues found in New Waverly homes?
Common observations may include foundation movement, roof wear from weather exposure, drainage concerns, HVAC maintenance needs and deferred maintenance. Rural properties may also have well or septic systems that benefit from additional inspection. Every property is unique, and findings vary by home.
Can the inspector determine whether the foundation has failed?
A home inspector documents visible conditions and may recommend further evaluation. A formal structural assessment may require a qualified structural engineer. Cracks and sticking doors do not automatically prove structural failure.
Why choose RedFish Inspections?
RedFish combines experienced, TREC-licensed inspectors with detailed digital reports and responsive customer service. Our goal is to provide clear, practical information so you can make informed decisions about your property.
Does RedFish serve communities outside New Waverly?
