I am very happy with Redfish. Inspector Johnathan was amazing. My wife and I are building our first home and we used Redfish for the inspection. They were extremely detailed and thorough. They used a drone to inspect the roof and a scope to inspect the sewage system. They took the time to explain and walk me through all of her findings. The report that was produced is easy to understand, has pictures and even videos. I couldn’t be happier with their services. Highly recommend.

I had a great experience with Redfish Inspections and would highly recommend them.

From the very beginning, Anne was extremely helpful when I called to ask about scheduling and the inspection process. She answered all of my questions, explained the different inspection packages clearly, and never once made me feel pressured to choose a specific option.

Stephen came out to perform the inspection and did an excellent job. He was very thorough and took the time to walk me through what he was seeing while he inspected the home. He explained things clearly and was very patient with the questions I had along the way.

The online inspection report was also very detailed and easy to follow, which made it simple to understand the findings and next steps.

Overall, it was a very professional and smooth experience from start to finish. I would absolutely use Redfish Inspections again and would confidently recommend them to anyone needing a home inspection.

Five stars for Inspector Robert! Our inspector, Robert Ramirez, was incredibly professional, kind, and knowledgable through the entire inspection process. As a first time home buyer, he helped me understand everything he was looking at and everything going in the report. I probably asked him more questions than he’s gotten in a while, and he answered every one! Would recommend Red Fish and ask for Robert!

Mr. Bill and Redfish Inspections were fabulous! Easy to contact, easy to work with, competent and honest. Mr. Bill was very thorough and was eager to share his findings with us. He found a few issues that easily make up for the cost of the inspection.

I highly recommend Redfish and Mr. Bill and hope to work with them again.

Jose was friendly, wonderful and very informative. My realtor and I booked Redfish due to my realtor having good experiences and they inspect new builds. We booked the Ultra package because we wanted to EVERYTHING. We wanted to see the foundation condition , sewer/sewer line, and lawn irrigation system. The service was fast and the detailed. Jose arrived at 1pm and we received the written report at 5pm ON THE SAME DAY! We will definitely be using Redfish for our 1 year inspection.

Foundation inspection at an Oak Ridge North, TX home by RedFish Inspections

The inspection scope can be matched to the property. RedFish offers residential inspections, commercial inspections for offices, retail buildings and mixed-use properties, new construction and builder warranty services, plus thermal imaging and other specialty options.

Services

Inspection Services in Oak Ridge North

RedFish Inspections provides comprehensive inspection services for homeowners, buyers, sellers and commercial clients throughout Oak Ridge North. The right inspection depends on the property's age, design, condition and intended use.

Inspection typeBest forRecommended timing
Buyer inspectionExisting homesBefore closing
Seller inspectionPreparing to sellBefore listing
New construction inspectionNewly built homesDuring construction

Commercial inspectionInvestment & business propertiesDue diligence

Residential and buyer inspections

A thorough visual inspection of accessible roofing, structural, plumbing, electrical, HVAC, attic, insulation, interior and exterior systems.

A buyer inspection helps purchasers understand the home's current condition before completing their purchase. The exact scope is governed by the inspection agreement, property access and applicable standards.

The report can help buyers distinguish between routine maintenance, damaged components and conditions that may require prompt professional attention.

Seller pre-listing inspections

A pre-listing inspection helps homeowners identify observable conditions before placing their property on the market.

The seller may use the information to gather repair estimates, complete selected maintenance or prepare documentation. A seller inspection does not replace disclosure obligations or prevent a buyer from ordering another inspection.

New construction inspections

Although much of Oak Ridge North is established, nearby redevelopment and infill projects continue to add new homes to the area. RedFish provides independent inspections during construction, before closing and before builder warranty expiration.

A pre-drywall inspection provides an opportunity to observe certain framing, plumbing, electrical and mechanical components before wall coverings conceal them. A final inspection examines the substantially completed home. The inspector does not replace municipal inspections or the builder's quality-control process.

  • Foundation or pre-pour preparation
  • Framing and pre-drywall
  • Final inspection before closing
  • Warranty inspection before coverage expires

Builder warranty inspections

Performed before the one-year builder warranty expires, a warranty inspection helps homeowners identify observed conditions for discussion with the builder while coverage may remain available.

The inspection may document concerns involving doors, cracks, drainage, HVAC performance, plumbing fixtures, appliances and other accessible components after the home has experienced ordinary use, temperature changes and heavy rainfall.

RedFish does not determine whether a builder must complete a repair. Coverage decisions are controlled by the owner's warranty documents and builder policies.

Commercial property inspections

RedFish provides professional inspections for offices, retail buildings, mixed-use properties and commercial investments throughout Oak Ridge North. Commercial properties may contain larger roofs, multiple HVAC units, complex electrical systems, parking areas and tenant improvements, so the scope should be customized before the appointment.

  • Building size and type
  • Occupancy status
  • Roof access
  • Tenant spaces
  • Mixed-use configurations
  • Parking and site drainage
  • Specialty systems
  • Reporting deadline

Local conditions

Common Property Concerns in Oak Ridge North

Oak Ridge North features a blend of established neighborhoods, updated homes and nearby new construction. Because many homes were built during different decades, inspection findings can vary based on age, maintenance history and renovations. While every property is unique, our inspectors commonly evaluate the following conditions.

Home inspection in Oak Ridge North, TX performed by a RedFish inspector

Foundation movement

Oak Ridge North sits on expansive clay soils that expand and contract with changing moisture levels. Inspectors evaluate accessible structural components for drywall cracks, brick veneer separation, uneven flooring, sticking doors and windows, separation around trim and visible foundation cracking. When conditions indicate additional evaluation may be beneficial, we recommend a qualified structural engineer.

Roofing systems and storm damage

Oak Ridge North experiences intense summer heat, heavy rainfall, hail and strong thunderstorms throughout the year. Inspectors visually evaluate accessible roofing materials for missing or damaged shingles, flashing deficiencies, roof penetrations, drainage concerns, general wear and visible storm-related damage.

Drainage and moisture management

Proper drainage plays an important role in protecting a home's foundation and exterior. Inspectors observe visible conditions including site grading, standing water, gutter performance, downspout discharge, surface drainage and moisture concerns around the foundation.

HVAC systems

The hot, humid climate of Southeast Texas places significant demands on heating and cooling systems. The inspection includes accessible air conditioning equipment, heating systems, air handlers, condensate drainage, thermostat operation and visible ductwork. Routine maintenance can improve efficiency and help extend equipment life.

Plumbing systems

Homes throughout Oak Ridge North range from original construction to renovated properties, resulting in a variety of plumbing materials and system configurations. Inspectors evaluate accessible water supply piping, drain and waste piping, water heaters, plumbing fixtures, functional drainage and visible leaks.

Mature trees

Many Oak Ridge North neighborhoods feature mature pine and hardwood trees that add beauty and shade. Tree-covered lots may also contribute to roof debris accumulation, gutter maintenance, limb damage during storms and increased moisture retention around the home. These visible conditions are evaluated where accessible.

Established neighborhoods

Oak Ridge North features many homes built from the 1970s through the early 2000s, along with updated residences. Depending on the home's age, inspectors may observe aging roofing materials, HVAC systems nearing replacement age, plumbing fixture updates, electrical upgrades, deferred maintenance and renovation workmanship.

New construction and infill development

Nearby redevelopment and infill projects continue to add new homes to the area. Independent pre-drywall, final and builder warranty inspections can help identify observable installation deficiencies before closing or before warranty coverage expires.

How it works

Our Inspection Process

StepWhat happensYour result
1. ScheduleSelect services and provide property informationAn inspection matched to the property
2. InspectThe inspector evaluates accessible componentsIndependent field observations
3. ReviewDiscuss significant findings and questionsBetter understanding of the property
4. ReportReceive the organized digital reportUseful information for your next decision

Schedule the appropriate services

Provide the address, approximate size, age, property type and transaction deadline. Also identify pools, detached structures, commercial or mixed-use spaces, new construction phases or desired specialty services.

Attend when practical

Buyers are encouraged to attend the final walkthrough to review significant observations and ask questions about the home's systems and maintenance. Bringing a notepad and a list of questions helps. The inspector still needs adequate space and concentration to complete the evaluation.

Review the full report

Do not rely only on the summary. Read the complete report, including limitations, photographs and recommendations. The report may recommend further evaluation by a structural engineer, electrician, plumber, HVAC contractor, roofer, pest professional or other qualified specialist.

Discuss decisions with the right professional

An inspector explains the property conditions observed. Your real estate professional or attorney should advise you about contract deadlines, negotiations and available options.
