I am very happy with Redfish. Inspector Johnathan was amazing. My wife and I are building our first home and we used Redfish for the inspection. They were extremely detailed and thorough. They used a drone to inspect the roof and a scope to inspect the sewage system. They took the time to explain and walk me through all of her findings. The report that was produced is easy to understand, has pictures and even videos. I couldn’t be happier with their services. Highly recommend.

I had a great experience with Redfish Inspections and would highly recommend them.

From the very beginning, Anne was extremely helpful when I called to ask about scheduling and the inspection process. She answered all of my questions, explained the different inspection packages clearly, and never once made me feel pressured to choose a specific option.

Stephen came out to perform the inspection and did an excellent job. He was very thorough and took the time to walk me through what he was seeing while he inspected the home. He explained things clearly and was very patient with the questions I had along the way.

The online inspection report was also very detailed and easy to follow, which made it simple to understand the findings and next steps.

Overall, it was a very professional and smooth experience from start to finish. I would absolutely use Redfish Inspections again and would confidently recommend them to anyone needing a home inspection.

Five stars for Inspector Robert! Our inspector, Robert Ramirez, was incredibly professional, kind, and knowledgable through the entire inspection process. As a first time home buyer, he helped me understand everything he was looking at and everything going in the report. I probably asked him more questions than he’s gotten in a while, and he answered every one! Would recommend Red Fish and ask for Robert!

Mr. Bill and Redfish Inspections were fabulous! Easy to contact, easy to work with, competent and honest. Mr. Bill was very thorough and was eager to share his findings with us. He found a few issues that easily make up for the cost of the inspection.

I highly recommend Redfish and Mr. Bill and hope to work with them again.

Jose was friendly, wonderful and very informative. My realtor and I booked Redfish due to my realtor having good experiences and they inspect new builds. We booked the Ultra package because we wanted to EVERYTHING. We wanted to see the foundation condition , sewer/sewer line, and lawn irrigation system. The service was fast and the detailed. Jose arrived at 1pm and we received the written report at 5pm ON THE SAME DAY! We will definitely be using Redfish for our 1 year inspection.

Foundation inspection at a Shenandoah, TX home by RedFish Inspections

Although the city covers a relatively small area, it features well-maintained neighborhoods, executive homes and nearby luxury communities that benefit from professional inspections. Many buyers appreciate the proximity to major employers, medical centers, entertainment and dining while enjoying the quieter atmosphere of a smaller city.

Whether you're purchasing your first home, upgrading to a larger residence or investing in property, our inspectors provide detailed evaluations and practical reporting to support informed decisions. You receive an organized digital report that can help you discuss the property with your real estate professional, builder, contractor or other qualified specialist.

A useful report should make findings easier to understand—not leave the client decoding mysterious symbols in the Batcave. RedFish promotes same-day digital reporting with photographs, organized findings and practical explanations.

Residential, luxury and commercial options

The inspection scope can be matched to the property. RedFish offers residential and luxury home inspections, commercial inspections for offices, retail, restaurants and medical buildings, new construction and builder warranty services, plus thermal imaging and other specialty options.

Clear, practical explanations

Whether you're purchasing your first home, relocating to the area, investing in commercial property or preparing to sell, technical language should be translated into ordinary language: what was observed, why it matters and whether repair, monitoring or specialist evaluation may be appropriate.

Services

Inspection Services in Shenandoah

RedFish Inspections provides comprehensive inspection services for homeowners, buyers, sellers, investors and commercial clients throughout Shenandoah. The right inspection depends on the property's age, design, condition and intended use.

Residential and buyer inspections

Comprehensive visual inspections of accessible roofing, structural, plumbing, electrical, HVAC, attic, insulation, interior and exterior systems.

A buyer inspection helps purchasers better understand the home's condition before completing their purchase. The exact scope is governed by the inspection agreement, property access and applicable standards.

The report can help buyers distinguish between routine maintenance, damaged components and conditions that may require prompt professional attention.

Seller pre-listing inspections

A pre-listing inspection helps homeowners identify observable conditions before placing their property on the market.

The seller may use the information to gather repair estimates, complete selected maintenance or prepare documentation. A seller inspection does not replace disclosure obligations or prevent a buyer from ordering another inspection.

New construction inspections

Even new construction homes can have installation deficiencies or incomplete work. RedFish provides independent inspections performed during construction, before closing and before builder warranty expiration.

A pre-drywall inspection provides an opportunity to observe certain framing, plumbing, electrical and mechanical components before wall coverings conceal them. A final inspection examines the substantially completed home. The inspector does not replace municipal inspections or the builder's quality-control process.

  • Foundation or pre-pour preparation
  • Framing and pre-drywall
  • Final inspection before closing
  • 11-month builder warranty inspection

Luxury home inspections

Designed for executive homes with multiple HVAC systems, premium finishes, outdoor living areas, pools and smart-home features.

Depending on the agreed scope of work, inspections may include accessible multiple electrical panels, whole-home generators, outdoor kitchens, built-in grills, swimming pools and spas, smart-home technology, irrigation systems and detached garages.

Evaluating these systems provides buyers with a more complete understanding of the property's condition.

Commercial property inspections

Shenandoah is one of Montgomery County's strongest commercial centers, with offices, retail, restaurants, hotels and healthcare facilities located along Research Forest Drive and Interstate 45. RedFish provides commercial inspections for investors, business owners and commercial real estate transactions, so the scope should be customized before the appointment.

  • Retail buildings
  • Restaurants
  • Mixed-use developments

Local conditions

Common Property Concerns in Shenandoah

Shenandoah features a blend of established neighborhoods, executive homes, newer construction and upscale residential properties. Because homes vary in age, design and level of renovation, every inspection is unique. While every property has its own characteristics, our inspectors commonly evaluate the following conditions.

Home inspection in Shenandoah, TX performed by a RedFish inspector

Foundation movement

Shenandoah sits on expansive clay soils that expand during wet weather and contract during dry periods. Inspectors evaluate accessible structural components for drywall cracks, brick veneer separation, uneven floors, sticking doors and windows, separation around trim and visible foundation cracking. When observations indicate additional evaluation may be beneficial, we recommend a qualified structural engineer.

Roofing systems and storm exposure

Shenandoah experiences intense summer heat, heavy rainfall, hail and strong thunderstorms throughout the year. Inspectors visually evaluate accessible roofing materials for missing or damaged shingles, flashing deficiencies, roof penetrations, general wear, drainage concerns and visible storm-related damage. Mature landscaping may add roof and gutter maintenance.

Drainage and moisture management

Proper drainage is especially important in Southeast Texas due to frequent heavy rain and high humidity. Inspectors observe visible conditions including site grading, standing water, gutter performance, downspout discharge, surface drainage, exterior sealants and moisture around the foundation.

HVAC systems

Heating and cooling systems work hard throughout the year because of Shenandoah's hot, humid climate. The inspection includes accessible air conditioning equipment, heating systems, air handlers, condensate drainage, thermostat operation and visible ductwork. Many executive homes include multiple HVAC systems, each evaluated within the agreed scope.

Plumbing systems

Shenandoah homes range from established residences to extensively renovated and newer properties, resulting in a variety of plumbing materials and system configurations. Inspectors evaluate accessible water supply piping, drain and waste piping, water heaters, plumbing fixtures, functional drainage and visible leaks.

Executive and luxury home features

Many homes in Shenandoah and nearby executive neighborhoods include higher-end amenities requiring careful inspection: multiple electrical panels, whole-home generators, outdoor kitchens, built-in grills, swimming pools and spas, smart-home technology, irrigation systems and detached garages, evaluated as accessible within the agreed scope.

Established and executive homes

Shenandoah includes established residential neighborhoods along with updated executive homes that often feature premium finishes and extensive renovations. Depending on age and maintenance history, inspectors may observe roofing updates, HVAC replacements, plumbing improvements, electrical upgrades, renovation workmanship and deferred maintenance.

Residential home inspections →

Electrical systems

Electrical systems often evolve over time through renovations and home improvements. Inspectors evaluate accessible main electrical panels, circuit breakers, receptacles, switches, visible wiring and GFCI protection where applicable, and recommend additional evaluation when appropriate.

How it works

Our Inspection Process

StepWhat happensYour result
1. ScheduleSelect services and provide property informationAn inspection matched to the property
2. InspectThe inspector evaluates accessible componentsIndependent field observations
3. ReviewDiscuss significant findings and questionsBetter understanding of the property
4. ReportReceive the organized digital reportUseful information for your next decision

Schedule the appropriate services

Provide the address, approximate size, age, property type and transaction deadline. Also identify pools and spas, multiple HVAC systems, outdoor kitchens, generators, detached garages, commercial spaces or new construction phases.

Attend when practical

Buyers are encouraged to attend the final walkthrough so we can review significant observations and answer questions about the home's systems and maintenance. The inspector still needs adequate space and concentration to complete the evaluation.

Review the full report

Do not rely only on the summary. Read the complete report, including limitations, photographs and recommendations. The report may recommend further evaluation by a structural engineer, electrician, plumber, HVAC contractor, roofer, pool professional, pest professional or other qualified specialist.

Discuss decisions with the right professional

An inspector explains the property conditions observed. Your real estate professional or attorney should advise you about contract deadlines, negotiations and available options.
