I am very happy with Redfish. Inspector Johnathan was amazing. My wife and I are building our first home and we used Redfish for the inspection. They were extremely detailed and thorough. They used a drone to inspect the roof and a scope to inspect the sewage system. They took the time to explain and walk me through all of her findings. The report that was produced is easy to understand, has pictures and even videos. I couldn’t be happier with their services. Highly recommend.

I had a great experience with Redfish Inspections and would highly recommend them.

From the very beginning, Anne was extremely helpful when I called to ask about scheduling and the inspection process. She answered all of my questions, explained the different inspection packages clearly, and never once made me feel pressured to choose a specific option.

Stephen came out to perform the inspection and did an excellent job. He was very thorough and took the time to walk me through what he was seeing while he inspected the home. He explained things clearly and was very patient with the questions I had along the way.

The online inspection report was also very detailed and easy to follow, which made it simple to understand the findings and next steps.

Overall, it was a very professional and smooth experience from start to finish. I would absolutely use Redfish Inspections again and would confidently recommend them to anyone needing a home inspection.

Five stars for Inspector Robert! Our inspector, Robert Ramirez, was incredibly professional, kind, and knowledgable through the entire inspection process. As a first time home buyer, he helped me understand everything he was looking at and everything going in the report. I probably asked him more questions than he’s gotten in a while, and he answered every one! Would recommend Red Fish and ask for Robert!

Mr. Bill and Redfish Inspections were fabulous! Easy to contact, easy to work with, competent and honest. Mr. Bill was very thorough and was eager to share his findings with us. He found a few issues that easily make up for the cost of the inspection.

I highly recommend Redfish and Mr. Bill and hope to work with them again.

Jose was friendly, wonderful and very informative. My realtor and I booked Redfish due to my realtor having good experiences and they inspect new builds. We booked the Ultra package because we wanted to EVERYTHING. We wanted to see the foundation condition , sewer/sewer line, and lawn irrigation system. The service was fast and the detailed. Jose arrived at 1pm and we received the written report at 5pm ON THE SAME DAY! We will definitely be using Redfish for our 1 year inspection.

Why RedFish

Why Brazoria County Homebuyers Choose RedFish

Brazoria County is one of the fastest-growing regions in Southeast Texas. It offers an exceptional mix of suburban neighborhoods, waterfront communities, agricultural land, industrial employment, and expanding master-planned developments. The county includes master-planned communities, historic homes, new construction, luxury homes, waterfront properties, acreage homes, farm & ranch properties, investment homes, and commercial buildings. Because these properties vary widely in age, construction methods, and environmental exposure, professional inspections help buyers and sellers make informed decisions.

Fast-growing region, diverse property types

Brazoria County spans master-planned communities, historic homes, new construction, luxury properties, waterfront homes, acreage and farm & ranch properties, investment homes and commercial buildings. RedFish tailors each inspection to the property in front of us.

Greater Houston inspection hub →

Coastal and industrial exposure

Communities like Freeport, Clute and Lake Jackson sit near the Gulf Coast, while the county overall has seen growth in manufacturing, healthcare, retail, logistics and energy. Salt air, humidity and industrial neighbors can all affect a property's condition.

New construction growth

Pearland, Manvel, Rosharon and Iowa Colony continue to see active new-home construction. Even newly built homes can have observable installation deficiencies, so independent pre-drywall, final and warranty inspections add an extra layer of confidence.

Residential inspection services →

Clear, same-day reporting

Findings are translated into plain language: what was observed, why it matters and whether repair, monitoring or specialist evaluation may be appropriate. Reports are organized, photo-rich and delivered same-day whenever possible.

Residential home inspections

A residential inspection provides a visual evaluation of accessible roofing systems, structural components, foundations, electrical, plumbing, heating and cooling equipment, attic and insulation, interior rooms, exterior components and built-in appliances.

Whether in Pearland, Lake Jackson, Angleton, Manvel, or West Columbia, the report can help buyers distinguish between routine maintenance, damaged components and conditions that may require prompt professional attention.

New construction inspections

Pearland, Manvel, Rosharon, Iowa Colony and Angleton continue to see active new-home development. Even newly built homes can have observable installation deficiencies.

Independent phase inspections provide information separate from the builder's internal quality-control process.

  • Pre-drywall inspection
  • Final builder inspection
  • One-year builder warranty inspection

Luxury home inspections

Pearland, Manvel, Lake Jackson and portions of Rosharon include a growing number of luxury properties. These homes often include multiple HVAC systems, multiple electrical panels, smart-home technology, outdoor kitchens, swimming pools and spas, irrigation systems, detached garages and guest houses.

RedFish scopes the inspection to match the property's added systems and square footage.

Farm & ranch property inspections

Rural properties in areas like Brazoria, Danbury, Liverpool, Rosharon and West Columbia may include barns, horse facilities, workshops, equipment buildings, detached garages, agricultural improvements, RV storage and guest homes.

Optional well and septic inspections are available for qualifying rural properties.

Commercial property inspections

Brazoria County has seen growth in manufacturing, healthcare, retail, logistics and energy. Office buildings, retail centers, medical offices, restaurants, warehouses, industrial buildings, mixed-use developments and investment properties all present their own inspection considerations. Commercial inspection scopes should be customized before the appointment.

What Does a Home Inspection in Brazoria County Include?

InteriorWalls, ceilings, floors, doors and windowsInterior materials may reveal movement or moisture

Local conditions

Property Concerns Commonly Evaluated in Brazoria County

Brazoria County spans a wide range of environments — from growing suburban communities like Pearland and Manvel to coastal towns such as Freeport and Lake Jackson, and rural acreage properties near West Columbia, Rosharon and Brazoria. That diversity creates several inspection considerations across the region.

Coastal humidity and salt air

Communities such as Freeport, Clute, Lake Jackson, Richwood and Oyster Creek experience elevated humidity and salt-air exposure. These conditions can accelerate weathering on exterior surfaces and contribute to deferred maintenance over time.

Heavy rainfall and drainage

Inspectors evaluate site grading, surface drainage, gutter systems and downspout discharge, and note visible standing water or moisture around the foundation that heavy Gulf Coast rainfall can produce.

Expansive clay soils

Expansive clay soils common to the region can contribute to drywall cracking, brick veneer separation, uneven floors, sticking doors and windows, and separation around trim. Visible foundation cracking may warrant a structural engineer's evaluation.

Rural utility systems

Many rural properties rely on private wells, septic systems or aerobic treatment systems rather than municipal service. Optional well and septic inspections are available for qualifying properties.

Hurricane and wind exposure

Roof coverings, flashing, exterior cladding, windows, doors and roof penetrations are evaluated for visible wind-related wear. A home inspection is not a storm certification.

Flood awareness and drainage

For properties near rivers, bayous and coastal waterways, RedFish evaluates accessible drainage conditions. Buyers are encouraged to review FEMA flood maps, seller disclosures and insurance requirements as part of their due diligence.

Sewer-line concerns

A standard inspection evaluates visible plumbing but does not show the interior of buried sewer piping. A sewer scope may be useful for older properties, homes near mature trees or properties with drainage symptoms. Camera access can be limited by the cleanout location, line configuration or existing blockage.

Sewer scope inspections →

Termites and conducive conditions

Warm temperatures, moisture and wood-based construction can support wood-destroying insect activity. A separate WDI inspection may identify visible evidence of active infestation, previous activity, damage or conducive conditions within the service scope.

How it works

Our Inspection Process

StepWhat happensYour result
1. ScheduleSelect services and provide property informationAn inspection matched to the property
2. InspectThe inspector evaluates accessible componentsIndependent field observations
3. ReviewDiscuss significant findings and questionsBetter understanding of the property
4. ReportReceive the organized digital reportUseful information for your next decision

Schedule the appropriate services

Provide the address, approximate size, age, property type and transaction deadline. Also identify pools, detached structures, commercial spaces, new construction phases, acreage or well and septic systems, or desired specialty services.

Attend when practical

Clients are encouraged to attend when access and circumstances permit. Being present allows the buyer or owner to see major systems and ask questions. The inspector still needs adequate space and concentration to complete the evaluation.

Review the full report

Do not rely only on the summary. Read the complete report, including limitations, photographs and recommendations. The report may recommend further evaluation by a structural engineer, electrician, plumber, HVAC contractor, roofer, pest professional or other qualified specialist.

Discuss decisions with the right professional

An inspector explains the property conditions observed. Your real estate professional or attorney should advise you about contract deadlines, negotiations and available options.
