Josh did an excellent job with my home inspection. It wasn't just a rush job he took the time to go through the property to make sure everyting was functioning properly. He found several issues with the property that assisted me with getting several repair credits from the seller. He took the time to explain the details of the inspection report and also the repair recommendations. I would definitely recommend Josh again.

I had a great experience working with Josh as my home inspector. He was extremely thorough during the inspection and took the time to explain things clearly along the way.

What really stood out was his responsiveness, even after the inspection, he was willing to answer my follow-up questions over text and provide helpful guidance.

I highly recommend Josh if you’re looking for a knowledgeable and reliable home inspector.

The link sent to me took me to Dallas RF reviews so just in case I am also posting here. Steve V. was the best. Incredibly kind specialist and patient and helped us understand not only the minor defects but how to take care of our home too. Office was very helpful as well. We feel we got what we paid for and more. Definitely will be going back. Thank you!

Magnolia Home Inspection goes above and beyond by walking my clients through the Inspection report, making the report easy to ready, being available to answer questions at any time and with some of the best on call receptionists in the world, especially EZRA, the energy from her is unparalleled! She is a true top professional and is always ready to help and assist my clients and I! I have so much high praise for this company as they are my number one favorite vendor to partner with! Keep up the great work!
Thankful for the referral for a new build. One would assume a new build was in the clear for inspection, but William was thorough with a pre-foundation report. We appreciate the feedback on what we would've not known. We trust our builder, but the additional eyes and communication is a reassuring experience.

Title: Outstanding Service from Magnolia Home Inspection Services!

Review:
My clients recently utilized Magnolia Home Inspection Services for a property inspection, and I must say, my clients and myself were thoroughly impressed! From start to finish, the service provided was exceptional. The inspector was late for the appointment time, but he was incredibly thorough in examining every nook and cranny of the property, and finished in a timely manner.

What truly set Magnolia Home Inspection Services apart was the detailed report we received just hours after the inspection was completed. Not only was it comprehensive, but it also included a plethora of pictures and videos, giving me a clear understanding of the areas that were inspected.

The attention to detail and dedication to providing a comprehensive inspection report truly exceeded our expectations. My clients feel confident moving forward with their property knowing that every aspect has been thoroughly examined.

I wholeheartedly recommend Magnolia Home Inspection Services to anyone in need of a reliable and thorough inspection. Their professionalism, attention to detail, and promptness in delivering results make them a top choice in the industry. Thank you for the outstanding service!

Local conditions

Common Property Conditions in Northeast Dallas & East DFW

Homes throughout Northeast Dallas and East DFW range from established neighborhoods and historic downtown districts to luxury lakefront estates and rapidly expanding master-planned communities. While every property is unique, several regional conditions are commonly evaluated during our inspections.

TREC-licensed home inspector serving Northeast Dallas & East DFW

Foundation Performance

North Texas is well known for expansive clay soils that expand during wet weather and shrink during periods of drought. During the inspection we visually evaluate accessible areas for observations such as interior drywall cracks, uneven flooring, doors and windows that bind, brick veneer separation, visible foundation cracking where accessible and evidence of previous foundation repairs.

Roofing Systems

East DFW weather exposes homes to hailstorms, high winds, heavy rain, extreme summer heat, severe thunderstorms and occasional winter weather. Our inspectors visually evaluate accessible roofing materials, flashing, valleys, roof penetrations, chimneys where applicable, general visible wear and drainage patterns.

HVAC Systems

Reliable heating and cooling are essential throughout North Texas. Our inspections include a visual evaluation of accessible heating operation, cooling operation, thermostat function, airflow, condensate drainage and visible ductwork. Many larger homes contain multiple HVAC systems that are evaluated individually within the inspection scope.

Plumbing & Electrical Systems

Whether inspecting a historic home in Terrell or a new construction property in Forney, our inspections include a visual evaluation of accessible water supply piping, drain piping, plumbing fixtures, water heaters and visible leaks, plus the main electrical service, distribution panels, branch wiring, receptacles, GFCI protection, AFCI protection where applicable and visible grounding and bonding.

Drainage & Site Grading

Proper drainage is especially important throughout East DFW because expansive soils can increase the effects of seasonal moisture changes around foundations. Our inspectors visually evaluate accessible site grading, surface drainage, gutters, downspouts, drainage swales where visible and areas where water may collect near the home's foundation. Visible drainage observations are documented in the inspection report.

Lakefront & Waterfront Considerations

Homes near Lake Ray Hubbard in Rockwall, Heath and Rowlett may experience environmental conditions that differ from inland properties. Depending on the property's location, our inspection may note visible observations related to site drainage, exterior grading, moisture exposure, decks and exterior structures and retaining walls where accessible. Specialized evaluations of seawalls, docks, bulkheads or shoreline structures may require qualified specialists and are outside the standard TREC home inspection unless specifically contracted.
