Know What Type of Well You Have

Testing Water Quality

Have samples collected properly and analyzed by a certified laboratory, with sterile collection and proper chain of custody. At minimum: total coliform and E. coli (the baseline bacteriological screen); nitrates and nitrites (elevated levels point to surface contamination from septic systems, fertilizer, or livestock); and regionally appropriate additions — iron, manganese, hardness, sulfate, total dissolved solids, pH, arsenic, and lead depending on the area and the plumbing. Test Yield, Not Just Quality

A yield or flow-rate assessment measures how many gallons per minute the well actually produces, along with drawdown and recovery. A well that adequately served a two-person household may not support a larger home, irrigation, a pool, or livestock. Ask the seller directly whether the well has ever run low or gone dry during a drought — in this region, shallow wells can be affected by extended dry periods.

Find the Paperwork, and Shared-Well Terms

Submitted driller’s reports are searchable through the Texas Water Development Board, and water well drillers and pump installers are licensed by the state. A well log tells you depth, construction, and original yield — genuinely useful context. And if the well is shared, get the written agreement: confirm who maintains it, how costs are divided, what happens when the pump fails, whether the easement is recorded, and whether combined demand exceeds capacity. Part Two: The Septic System

How Texas Regulates These

On-site sewage facilities in Texas operate under TCEQ rules administered locally by an authorized agent — typically the county or a designated representative. Permits, site evaluations, and licensed installers are all part of the process. Confirm the permitting authority for the specific property and request the records on file. Paperwork matters as much as hardware here.

The Bedroom Question

This is the finding that most often changes a buyer’s plans. Septic systems are permitted and sized for a specific number of bedrooms. If you intend to finish a bonus room, convert a study, or add on, the existing system may not support it — and expanding a system on a site with poor soils or limited area can be costly or, occasionally, not feasible. Ask before you close, not after you’ve drawn up plans.

Why the Two Systems Must Be Evaluated Together

This is the point most buyers miss, and it’s the reason we push for both assessments in the same window rather than whichever one seems more urgent. Your septic system and your well share the same ground. Wastewater treated on site percolates through soil not far from where your drinking water is drawn. When separation distances are inadequate, when a tank leaks, or when a drain field fails and effluent surfaces, the contamination pathway to the well is short and direct.

That’s why certain findings should always be read as a pair:

  • Bacteria in the well water may reflect a casing or seal defect — or it may be the first evidence of a failing septic system nearby.
  • Elevated nitrates frequently point toward a surface source: septic effluent, fertilizer, or livestock.
  • A drain field showing surfacing effluent raises immediate questions about well water quality, regardless of what the last test showed.
  • Inadequate setbacks between the wellhead and the tank, field, or spray area are a defect in themselves, even with clean test results today.

Testing the water without evaluating the septic system tells you the condition on one particular day. Evaluating both tells you whether that condition is likely to hold.

Timeline and Coordination

Both evaluations require scheduling specialists, and water testing requires laboratory turnaround time. Negotiate a longer option period.
